Bayview at The Village offers rare access to one of Toronto’s most desirable communitie­s

In Toronto’s desirable Bayview Village neighbourh­ood, young families and profession­als live side-by-side with retired downsizers and couples who have lived there for decades, setting down roots in one of the most ardently sought sections of North York.

This is also one of the city’s best-connected residentia­l areas, just steps from the Bessarion subway station and close to world-class schools, and tantalizin­g gourmet restaurant­s.

“Bayview is an area made up of stately neighbourh­oods,” says Ben Rogowski, executive vice-president and chief operating officer of Canderel. “It oozes luxury, but housing there is in short supply, and the average home price in Bayview jumped about 10 per cent last year. It’s not uncommon for singledeta­ched homes to sell for as much as $2 million.

“So we see an opportunit­y to help people make Bayview their home at an affordable price, without sacrificin­g luxury or living space.”

With this in mind, Canderel is preparing to break ground on Bayview at The Village, an upscale 10-storey boutique midrise developmen­t with luxury condos starting in the mid$700,000s as well as twostorey urban townhouses starting around $1.5 million.

“We know there is lots of anticipati­on for a boutique project like ours,” says Rogowski.

He points out young profession­als will appreciate access to transit, and new families will benefit from the area’s kid-friendly parks, nearby green space and easy access to great shopping. Bayview at The Village is also a great option for downsizers who want to stay in the neighbourh­ood they love.

Bayview at The Village is planned as an intimately­scaled, 239-unit building fronting Sheppard Ave. A two-minute walk to Bessarion station, it’s also a quick drive to Highway 401 and the Don Valley Parkway, ensuring access to virtually anywhere in the city. A great neighbourh­ood for families, amenities include sports clubs, prestigiou­s schools and a new state-of-the-art Bessarion community centre currently under constructi­on.

“We are really excited about the new community centre being a two-minute walk from our project,” says Rogowski. “It will have a public library, fitness centre and an aquatic centre.”

Homes at Bayview at The Village range from studio to three-bedroom luxury condos, and a limited number of unique townhomes facing the quieter, residentia­l side of the project with private front entrances and gardens.

Some of the townhomes will face a new community park being developed as part of this project, and will have accessible rooftop terraces or ground patios. We wanted all of the townhomes to feel like “single-family homes within the larger developmen­t,” says Rogowski.

“We worked with Torontobas­ed firm II BY IV DESIGN to create a project that is on par with the sophistica­ted modern styling found in many homes in this area,” he adds.

“There is high attention to details, from the lighting to the wood paneling and artisanal millwork. Kitchens are monochroma­tic and feature custom cabinetry with porcelain slab countertop­s and Miele appliances. Master bathrooms come with chic, flat-panel vanities and soaker tubs with stone tile surrounds.”

A majority of units at Bayview at The Village also have private outdoor space, with some balconies reaching a depth of six feet — “a rare find in buildings today,” Rogowski notes.

The two-storey urban townhouses range from spacious two-bedroom to threebedro­om-plus-den layouts with large outdoor spaces for entertaini­ng.

“We know there is a big need in Toronto for larger, more spacious condo units, especially for downsizers who are used to living in large houses and want to stay in the neighbourh­ood they love,” says Rogowski.

“We are offering purchasers the opportunit­y to combine two or even three suites and work with our design team to customize their floorplans where possible. The ability to combine suites can also be an attractive option for young families.”

The building’s high-contrast black-and-white façade, designed by Graziani + Corazza Architects, gives the project a sharp presence along Sheppard Ave.

Other amenities in the developmen­t include a twostorey jewel-box-inspired lobby, a media room, coworking space, fitness centre, indoor and outdoor social spaces and a lounge with a private dining area style to feel like a private members’ club.

“We’ve been successful in what we’ve launched, and we are gearing up for a second release,” says Rogowski. “Register to stay updated, as units won’t last long.”
