‘The size of the property (197x194 feet), especially the frontage, is rare and it backs on to a ravine setting with a creek,” says listing agent Kimberly Phinney. “It is a special property with wonderful privacy.”

She says because of the slope of the lot, the home has a full walkout basement, something not all properties can accommodat­e. “It makes a lower level so much brighter and many people like that.”

A variety of people viewed the property, she says. “We had end-users looking to build a home for themselves, investors looking to do a full renovation, or rebuild; and a couple of people who by the lot dimensions online inquired about severance potential.”

There were two offers to purchase and it sold for 117 per cent of the asking price.

Features include an open-concept living/dining room, granite counters in the kitchen and a gas fireplace and sliding doors to a deck from the family room.

The primary suite has a three-piece ensuite bathroom. A recreation room and exercise rooms on the lower level have walkouts to the yard and patio.

Many interior renovation­s were done awhile ago and while they are still tasteful and well maintained, several people said they would want to do a more current upgrade, says Phinney.

The house was built in 1978 and the current owners have enjoyed it for 40 years. They are now downsizing.

Phinney says, “Large treed properties that offer privacy and some space between neighbouri­ng properties are some of the attributes that make living in south Mississaug­a neighbourh­oods like Lorne Park, Rattray Marsh and Mineola so desirable. As new developmen­ts with greater density are built up, the ability to have these kinds of properties becomes more and more rare. There will always be a value with this size of land and its attributes.”

In addition to the beautiful properties, intersecti­ng walking paths surround this neighbourh­ood. Many people move here for the excellent schools. It is a neighbourh­ood that has it all, she says.
