Even though it was priced at $7.388 million, listing agent Irina Garanina says there were “quite a few showings booked.” However, she says she “had to cancel them because the property was listed and sold in one day. The offer came from the first showing. They came, looked at the house and fell in love with it.”

She says the speed with which a property sells “all depends on location, design, conditions and setting.” In this case, the Hoggs Hollow location, 93x164-foot lot and beautifully appointed five-bedroom, nine-bathroom home contributed to the demand and quick sale.

This English Manor-style residence incorporates handmade brick and Wiarton ledgerock stone with granite accents.

The Paradise on the River, as Garanina calls it, has heated stone and tile floors throughout. “The main and second floors are individually electrically controlled.”

She says her favourite feature is the chandeliers throughout the home. It also has high-quality custom millwork throughout, 10-foot ceilings on the main floor, nine-foot ceilings on the second and 9.5-foot high ceilings on the lower level. There is a large oval skylight with a custom leaded glass dome and exotic Brazilian teak floors.

Other highlights include a marble fireplace in the living room, moulded ceilings in the living and dining room, a family-sized kitchen with a walkout to the terrace and a main-floor family room and library. The mud room has a walkout to the garden and access to the garage.

Each bedroom has an ensuite bathroom. The primary suite also has his-and-her closets and a gas fireplace.

The lower-level media room has a wet bar, sauna and a walkout to the garden.

The house, built about a dozen years ago, has been very well kept by the owner, she says.

Ditto for the professionally landscaped lot, which has a fully fenced private backyard with a custom concrete year-round pool and a waterfall.

“The best feature is that the backyard is facing the Don River and a forest with spectacular views of mature trees,” Garanina says.

The private double driveway offers parking for four cars and there is a two-car built-in garage.
