‘This year, people are welcoming back family and friends in style for the holidays,” says listing agent Paul Maranger.

The formal dining room is “where family memories are created. What is wonderful about this layout is that the dining room is in the middle of the house, so it is very much a central point versus a forgotten and hidden dining room.”

Co-listing agent Christian Vermast says the main-floor octagonal-shaped conservato­ry/sunroom is among the best features. “It is part of the massive open-concept back-of-the-house. Its commercial glass ceiling that is similar to what you would find in a museum is a show stopper.”

He says the entire back of this space is a wall of mullioned glass with garden doors that lead out to the back garden oasis.

With so many features, the over 3,000-square-foot house attracted “tons” of interest, Vermast says.

“In addition to two weekend open houses, there were 34 showings and two offers.”

The main floor gives the impression of being in a very large house because the home is so deep. The front foyer has a gas fireplace, which lends a sense of grandeur, Maranger says.

The second level includes a primary bedroom suite with wall-to-wall closets and a walk-in closet with a washer and dryer. The ensuite bathroom has a wroughtiro­n tub and double french doors that lead to a private deck.

The house was built in 1908 and a series of additions have been made over the years.

“The historic and original coach house has a floor with a circular car turnaround mechanism. Before the additions, you would drive your car in and manually turn the car around so you could drive straight out without having to reverse,” Maranger says.

The 35x215-foot property has a pool, which “isn’t as common in Rosedale as you might think as many people have cottages,” Vermast says.
