Considering that this home was listed the first week of January, the response from buyers for both showings and offers was exceptional, says listing agent Sam Chaim.

“The original listing had a delayed offer date of 11 days. Two offers were received on offer night but neither approached the expected value and they were rejected. The listing continued for an additional seven days, 18 days on the market in total, with a steady stream of showings. In the end we had four offers competing and the house sold for $1.55 million, 97 per cent of the asking price.”

Chaim says, “This home appealed to a broad spectrum of buyers including families looking for room to grow and play, as well as a secondary suite.”

The updated home has a finished lower level with a family room and an office, plus a suite with a separate entrance for the in-laws or a nanny.

The 2,900-square-foot house offers two laundry rooms and is “in move-in condition,” he says. “Most of the significant improvements are already done, which spoke to the value obtained.”

It was built in 1958 and renovated in stages by the former owner and the current seller, Chaim says. “This was a very good buy for those looking to not to have to do much after the initial purchase.”

Improvements include a breakfast eating area with added pantries and storage, plus newer bathrooms. “This home is an entertainer’s delight. While not in the largehome category, it has a flow that suits big family functions in the various indoor and outdoor areas. There’s something and somewhere for every season,” he says.

The raised bungalow has engineered hardwood flooring throughout the living room and bedrooms. The primary suite has his-and-her closets and a private bathroom.

In 2017 a new deck was added. A screened gazebo, a fire pit/patio area, a gas line barbecue and in-ground sprinklers are other highlights of the 51 x 115-foot lot. It also has a private double driveway.

The home is in Bathurst Manor, which has great schools, amenities and places of worship, together with easy TTC and road access to major arteries, he says.
