Price deemed ‘a deal’ by online commenters

A $2.3 million penthouse in downtown Vancouver is being listed at a somewhat reasonable price, according to social media.

Social media users are calling the listing “a deal” considerin­g Vancouver’s skyhigh property prices.

“Am I crazy or is that a decent price lol,” the most liked comment, from user Lanijayne, said.

“2.3 is a deal,” another user, Thomas Jameson, wrote.

The home, located in the heart of downtown, is already receiving offers, said Patti Martin, the listing agent.

The two-bedroom, two-bathroom home, measuring 1463 sq. ft, was formerly owned by comedian and Vancouver native Seth Rogen, who bought it around 2010. Rogen kept the “essence” of the exposed brick design and added elements that “capitalize­d” on the concept, Martin said.

“With nearly 12-foot ceilings, original, exposed brick, and timber beams, it blends historical charm with modern luxury,” the listing states.

The kitchen has Viking brand appliances and a 3.5 metre kitchen island that serves as a centrepiec­e.

Amenities include a 377-sq.-ft rooftop patio, a parking spot and a dual waterfall shower. The house is being sold unfurnishe­d and has $1,085 in monthly maintenanc­e fees.

Martin said she landed on the asking price after looking at comparable listings in the area. She noted the home is “pretty fairly priced” but said “if we had several offers it might go for more.”

The price of a typical townhouse sold in Metro Vancouver in January 2024 was $1,066,700, according to the MLS® Home Price Index.

In the Yaletown neighbourh­ood, a similarly priced townhouse has two bedrooms, two bathrooms and measures slightly smaller, at 1,371 sq. ft. It comes with “exclusive second-level courtyard access and remarkable private rooftop terrace,” the listing states. The home has been on the market for 155 Days.

A cheaper $1.6 million, 1,530 sq. ft townhouse, also in Yaletown, comes with two bedrooms, three bathrooms and two parking spots. The two floor open concept layout comes with “generous sized rooms,” the listing states. It has a patio, but there is no rooftop patio to speak of. It has only been in the market 22 days.
