Listing agent David Oey says there was a “fair amount of interest” but there were a lot of competing three-bedroom properties on the market at the same time as this Portland Street penthouse. “We had two offers at the same time. The condo appealed to executives and couples primarily. Most were looking to utilize the extra bedrooms for offices.”

The building was constructed in 2012. The more than 1,100-square-foot suite offers a split-bedroom plan with “generous storage within the condo including a kitchen pantry and a walk-in foyer closet,” he says.

The living room has a walkout to a balcony with a natural gas line for a barbecue. The open-concept dining room/kitchen has LED lighting. A four-piece ensuite bathroom is a feature of the primary bedroom. Two bedrooms enjoy south views, while the other looks north. The suite also has engineered wood flooring and was freshly painted to be movein ready.

“Being move-in ready is quite important,” Oey says. “All buyers are stressed to have an all-in price as the maintenance fees are higher due to the larger square footage.”

A penthouse of this size in a lower-rise building is “relatively rare, as most buildings are highrise especially in the surrounding area. The key aspect was (the availability of) shopping within the same building.”

He says another feature residents (who are mostly between 35- and 55-yearsold) love is the “great sense of community in the building as you can see from the courteous notes placed on the elevator and common areas. The property manager, for example, has been there for a while and shares his personal telephone for access / logistics.”

The location is close to food and retail shopping, fruit markets, the Financial District and The QEW.
