“Given the extremely limited amount of inventory on the market at the time (a product of both the slow market and time of year in late January) there was a steady flow of showings (about 60 plus busy open houses), which ultimately led to multiple offers,” says listing agent Debra Feldman. “Surprising­ly, after 32 days on the market two offers were received on the same day, which led to a strong sale price.

“The house appealed to mostly young families in their early to mid-30s looking to move-up into a quality neighbourh­ood/school zone. Most prospectiv­e buyers were coming from smaller homes in more urban parts of the city.”

Seller and co-listing agent Mathew Pottens says the open-concept great room is the “greatest selling feature. It is a bright room with a newly renovated kitchen and built-in bench/eat-in area that flows seamlessly into a generous family room with a walkout to the backyard.”

One of the unique features of this home is “our conversion of the old living room space at the front of the house into a main-floor office,” he says. “We didn’t see any value in outfitting the living room with furniture that was going to be seldom used. Instead we freed up an extra bedroom that would have been (my) office as a spare room for guests.”

The area is a mix of families in their mid-30s to empty nesters, Pottens says. “Everyone is friendly and looks out for one another. There are lots of dogs.”
