Beechwood Village spot has efficient living with European flair
Compact style in Kavanaugh condos
There are just a few units left at the popular Kavanaugh condo building in Beechwood Village, but that hasn’t stopped builder Domicile from dressing them up to show off what they’ve got.
The one-bedroom apartments (or one-bedroom-plus-den) offer compact yet efficient living, with contemporary, European touches and a lock-and-leave lifestyle for busy young professionals or downsizing couples who want to shed the maintenance of a family home.
The U-shaped building — which varies from four to 10 storeys so as not to compromise the view toward Parliament Hill from nearby Beechwood Cemetery — is a blend of glass and detailing in black, taupe and grey designed by architect Rod Lahey. Now complete, finishing touches are just being added to the ground-level commercial space, which is staggered for a more engaging connection to the street, and features a courtyard patio for the soon-to-open Sutherland restaurant, named after Ottawa chef Warren Sutherland.
Like all of Domicile’s buildings, The Kavanaugh is smoke-free. Amenities include a second-floor mezzanine with glassed-in party room, a guest suite, fitness room, pet- and car-wash stations, and a rooftop terrace and “sunset lounge” with a view of the Peace Tower and the Gatineau Hills.
FLOOR PLANS
Nine of the 124 units remain to choose from, and four different plans, ranging from 604 square feet for a one-bedroom, to 767 square feet for a one-bedroom-plus-den. The open-concept layouts all include nine-foot ceilings, low-flush toilets, Energy Star stackable washer and dryer, stainless-steel kitchen appliances and private balconies with barbecue gas hookup.
MODELS
Three models are currently on view, with a fourth being revamped. All are decorated with lots of colour and affordable furniture from a variety of sources, including Zone, EQ3, Structube, West Elm, Ikea and Home-Sense.
“We were trying to, perhaps, appeal to a younger buyer, just because (the units) are on the smaller side compared to the rest of the building,” says Katherine Skidmore, who outfitted the models with fellow Domicile staffer Miranda D’Aiuto. “We wanted to showcase the smaller space and emphasize each unit’s best features.”
Those features include a larger kitchen in the H model (all the floor plans are identified simply by letter), the den area in the L model, which has enough space for a large desk, seating and bookcases, and a spacious dining area in the newest model, the F.
As the largest of the models, the F has a definite entertainment-friendly feel to it, complemented by the mid-century modern decor in black, white and grey. It also features a spacious bedroom.
All of the models are bright and airy, thanks to floor-to-ceiling windows in the living area and big picture windows in the bedrooms.
IN THE AREA
Tucked between Rockcliffe Park and Vanier on the east side of the Rideau River, Beechwood Village is just minutes from downtown. Showing signs of revitalization, thanks in part to new condos in the area, Beechwood Avenue is home to an eclectic mix of bistros and shops. There are also plenty of schools, services and green space nearby.
