Closer than you think: Arnprior’s Callahan Estates is a hidden gem with homes for every stage of life

Just a short drive from Ottawa is a community that strikes a unique balance between the benefits of an outdoor lifestyle and the convenienc­e of big-city amenities. In the town of Arnprior, Callahan Estates by Campanale Homes, one of the region’s most respected builders, is a hidden gem that features homes for every stage of life.

“As the average sale price in Ottawa’s booming market continues to rise, the desire to move to Arnprior is steadily growing as potential buyers are seeing lower purchase prices for more value including larger floor plans and higher end designer finishes,” says Santana Campanale, the director of sales and marketing at Campanale, which is building attached bungalows and single-family homes in Callahan Estates. “Our buyers here range from first-time home buyers, downsizers and snowbirds to relocators.”

Arnprior, which has experience­d significan­t population growth, is located where the Ottawa and Madawaska rivers converge in Renfrew County. With the widening of Highway 417 to four lanes, Campanale says it is convenient­ly accessible. Residents, however, don’t have to wander far to experience an abundance of appealing amenities such as shopping, attraction­s, golfing and restaurant­s. Callahan Estates is just northwest of Arnprior’s downtown core, which recently underwent a $10-million revitaliza­tion.

“In the spring, you can walk through the Arnprior Market Place with its variety of local vendors,” Campanale says. “The trails are also outstandin­g. One of our favourites is the Gillies Trail, which will take you along the Madawaska River through Robert Simpson Park and one of the oldest growth forests in Canada, Gillies Grove.”

Campanale Homes’ current selection of homes, which start in the mid$300s, includes two attached bungalow models — one of which, the Legacy, was recently named Best Bungalow (Attached) at the 2019 Great Ottawa Home Builders’ Associatio­n SAM Awards. Buyers can choose between 1,225 sq. ft. inside units or 1,425 sq. ft. end units. Both designs include two bedrooms and two bathrooms as well as thoughtful details for mature buyers.

“The open and easy flow between the kitchen, living and dining room maximizes the use of space by allowing it to be multi-functional,” says Campanale. “Our designs have spacious hallways, larger interior door openings to accommodat­e walkers and an ensuite shower that comes with a seat and grab bar for support. These unique features have eased concerns of buyers with present or potential mobility challenges.”

All of Campanale Homes’ houses in Callahan Estates are certified to be 10 per cent above standard Ontario building codes, meaning buyers benefit from various energy efficient features.
