Ottawa House Buyer provides the fast, hassle-free way to sell a home

Back in 2016, real estate profession­als Luc and Jessica-Ann Boiron recognized a market need to help speed up the process of selling one’s home.

“The light bulb went on when I met someone who missed out on buying their dream home because they couldn’t sell their home fast enough,” Luc says.

So they jumped on the opportunit­y to establish Ottawa House Buyer. The premise is simple: they buy houses and condos in the Ottawa region outright, regardless of condition, and in the process eliminate the commission fees and hassles of staging and showing properties.

Luc and his wife Jessica-Ann bring an abundance of experience to this venture. Luc has invested in real estate in Ontario since 2007. Jessica-Ann is a lawyer by profession and co-founded Ottawa House Buyer while working at a large law firm, before joining the family-run business fulltime.

Ottawa House Buyer is not meant to replace convention­al real estate services. Rather, it’s an option for those who want a stressfree sale.

“There are so many people in difficult circumstan­ces, where listing their homes with an agent is not an optimal solution,” Jessica-Ann says.

For example, a homeowner may be looking to sell a house that’s in extreme disrepair or uninhabita­ble; unexpected life changes such as divorce may prompt the need for a quick sale; one may be looking to liquidate an inherited property; or a homeowner in financial straits may need the property’s equity to get a fresh start.

“What many don’t understand is that there’s an embarrassm­ent factor for some people,” Luc says. “We’ve even had some who wanted to sell to get their adult kids out of the home.”

The Ottawa House Buyer team has been proactivel­y letting people know about this alternativ­e option, delivering handwritte­n letters in the mail and advertisin­g online.

Based on the condition of the home, Ottawa House Buyer may renovate and resell it, or repurpose it as a rental property. Jessica-Ann points to the housing shortage in Ottawa. “Converting homes to duplexes or building coach houses is a great way to add high quality rental options for people.”

Houses are purchased at a fair value and sellers have several flexible options, such as extending the closing date if they need extra time to move into their new home, and leaving behind unwanted items, among others.

As the company has grown, Luc says he has encountere­d numerous homeowners who were left with few options but didn’t know where to turn.

Ottawa House Buyer may not be for everybody, he says. “But if someone is in need, it’s a helpful option.”
