Kandr takes a departure

Developer thinks small with home

With thoughtful design and attention to detail, Kandr Developmen­ts has created a stylish show home in Evergreen. The show home at 171 Maningas Bend greets visitors with a charming six-metre-by-twometre front veranda.

The build is a bit of a departure for Kerry Clarke at Kandr Developmen­ts. “The houses I build are typically 2,500 square feet. I wanted to scale back the size, but still build with all the great qualities that we put in bigger homes,” he says.

The main level is pleasantly decorated in a polished palette of grey and white with 2.7-metre ceilings. Rope lighting accents a tray ceiling in the living room for a touch of drama.

The kitchen offers plenty of upgrades, including a suspended bulkhead above the island accented with rope lighting and modern light fixtures, a quartz countertop, corner pantry and stainless steel above-the-range microwave. The backsplash will create a buzz with guests with gorgeous brushed nickel and glass tiles, and it contrasts with the dark slate maple cabinetry.

Throughout the main living area, master bedroom and deck a built-in sound system provides background music for a quiet night alone or for a larger gathering. The system is ready for programmin­g from your smartphone and can be integrated with a smart-home system.

If you’re looking at a house around this square footage, Clarke says many plans are very open, but this one offers a few difference­s.

“A lot of people want to build the open-floor plan, but one of the nice things about the more closed plan is you have walls for furniture, for photos,” he says. “It’s still open enough.”

He says many plans have the back door open directly to the kitchen, leaving boots and other outerwear to accumulate in the living area. This show home solves the unsightly problem by adding on a mud room with a handy pocket door. It’s complete with custom shelves, bench seating and storage, and a busy family will love the convenient laundry hook ups and extra cabinets in this room.

In the backyard, a seven-metreby-seven-metre garage pad awaits developmen­t. The backyard faces west, letting the owner soak up the late-day sun on a 2.7-metre-by-3.4- metre covered rear deck.

To help with mortgage payments, the basement is ready for suite developmen­t with 2.7-metre ceilings and plumbing hookups ready for a future kitchen and bathroom. The potential 538-square-foot suite also has a separate electrical panel and side entrance. The concrete floor is also insulated to keep tenants warm and cozy.
