Close to nature yet maintenanc­e free

At Living Stone Townhomes, residents can get close to nature while still enjoying the convenienc­e of maintenanc­e-condo living.

The new 102-unit townhome community created by North Prairie Developmen­ts at 1220 Pringle Way in Stonebridg­e isn’t your typical multi-family project.

During the planning phase of Living Stone Townhomes, North Prairie sought and implemente­d design suggestion­s from students of the University of Saskatchew­an’s Advanced Urban Design Class.

Krista Nakonechny, North Prairie’s marketing and events co-ordinator, was one of 18 students in the class. “The students suggested various design elements that were integrated into the actual project, including orchards, garden boxes and a community outdoor living space.”

Andrew Williams, CEO of North Prairie Developmen­ts, says, “We wanted to deliver something to the homebuyer that goes above and beyond their expectatio­ns, to increase their quality of living and make them feel happy about where they choose to call home.”

Residents of Living Stone Townhomes will have access to 56 cedar-lined raised garden beds. “The six-by-fourfoot beds will line the south perimeter of the property, to receive optimal sunlight,” says Nakonechny. The garden beds are adjacent to a fruit orchard, comprising prairie-hardy Evans Cherry, September Ruby apple and Pembina plum trees.

The 102 two- and threebedro­om townhomes surround an attractive outdoor community area. “The outdoor living space will have barbecues, a seating area and a koi fish pond. It will be a great social gathering place for the community,” says Nakonechny.

Living Stone Townhomes is also pet-friendly. “It’s so hard to find a condo that allows pets. Those properties often have size restrictio­ns, only allowing small dogs or cats. There’s no such restrictio­n at Living Stone,” says Nakonechny.

North Prairie’s townhome designs are also innovative. Six different open concept floor plans are available, ranging in size from 1,085 to 1,770 square feet (including optional basement developmen­t). The majority come with attached two-car garages.

A tour of the newlyopene­d “Sage” show suite reveals a main floor great room, ideal for entertaini­ng.

A stellar kitchen is the centrepiec­e of the room, beautifull­y appointed with white Shaker-style cabinets, a nine-foot quartz-topped island and a closet pantry.

North Prairie’s decorator Peggy Bedo opted for a modern, vibrant decor for the show suite, which is receiving constant compliment­s.

“People really love the colour palette and finishes Peggy selected,” says Nakonechny.

Three bedrooms are located on the second floor, including the master bedroom with a large walk-in closet.

Hallway space was minimized to maximize the size of each bedroom, she notes.

Priced at $279,900, Living Stone Townhomes are proving popular with a broad demographi­c, including first-time buyers, empty nesters and investors, says Nakonechny.

The show suite, at 1220 Pringle Way, is open for viewing every Saturday, Sunday and holidays from 1 to 5 p.m.; Monday through Thursday from 7 to 9 p.m.
