ROSEWOOD WALKOUT IS SURE TO WOW

From LED accent lights to striking kitchen, model loaded with luxury

Knowing their newest show home would be featured in the upcoming Parade of Homes presented by the Saskatoon & Region Home Builders’ Associatio­n (SRHBA), Boychuk Constructi­on pulled out all the stops when designing and building its two-storey walkout located at 335 Flynn Manor in Rosewood.

The show home’s fresh, modern style belies the company’s sevendecad­e history of building homes in Saskatoon. “It’s very contempora­ry,” says marketing consultant Joanne Stanton Hassler.

The spacious 1,891 square foot residence is loaded with luxury features, beginning with the grand foyer dramatized by an 18-foot ceiling.

The focal point of the main floor great room is an impressive feature wall comprised of a linear gas fireplace, art niche and angled offset TV ledge, surrounded by distinctiv­e stonework and a bold painted mantel.

“Throughout the house, we have accented focal points with LED lighting,” says Stanton Hassler. The custom lightbox above the kitchen island is surrounded by coloured LED accent light strips. “The colour can be altered to suit your mood,” she adds. “We also used them in the master ensuite.”

Superior Cabinets created a striking, contempora­ry kitchen featuring two-tone Fusion cabinetry and quartz countertop­s. The upper tier of cabinets is an elegant soft white, while the lower tier features a striking variegated wood grain treatment.

The adjacent walk-through pantry offers additional storage and leads to a large mud room/laundry area with direct access to the home’s triple car garage. A piano window in the pantry brightens the space with natural light.

The staircase leading upstairs is adorned with a sleek maple and glass railing. In addition to a lavish master suite and two secondary bedrooms, the second floor features an inviting bonus room with a vaulted ceiling. “It’s an ideal family retreat, perfect for watching TV and relaxing,” says Stanton Hassler.

The home’s walkout basement has not been developed, but the builder has suggested a layout that includes an additional family room, bedroom, bathroom and storage area.

The walkout leads to a covered ground-level patio area. On the main floor, the great room opens up onto an extended glass-panelled terrace.

The home is situated on a prime walkout lot, backing onto a linear park. A half-block away, a new elementary school will open in September 2017.

“With our parade home, we wanted to demonstrat­e that it’s possible to build an impressive walkout home, and not have to spend a million dollars,” says Hassler. The show home at 335 Flynn Manor is priced at $749,900.

Boychuk will build larger or smaller versions of this floor plan, modified to suit buyers’ specific needs. “For example, we are starting a similar home at 1,850 square feet with a triple car garage, at a price point of $540,000. It will be on a regular lot, not a walkout,” says Hassler.

You can enjoy a sneak peek of Boychuk’s parade home beginning this weekend. The show home is open Saturdays and Sundays from 2 to 5 p.m.; and Mondays to Thursdays from 7 to 9 p.m. The SRHBA Parade of Homes runs from Aug. 8 to Oct. 2, with identical show home hours.
