North Ridge showcases new project in 2016 Parade of Homes
The 2016 Parade of Homes, presented by the Saskatoon & Region Home Builders Association (SRHBA), is an opportunity for member builders to showcase the choice, style and innovation they bring to the marketplace. With eight different entries in this year’s Parade of Homes, North Ridge Development Corporation is definitely leading the way when it comes to variety.
“The Parade of Homes is a wonderful avenue for North Ridge to showcase all of our products,” says Jessica Bonish, the builder’s marketing manager.
Among North Ridge’s parade entries is The Pines bungalow-style townhome community, located at 2-103 Pohorecky Crescent in Evergreen.
The Pines is North Ridge’s first Energy Star® certified multi-family development, says Bonish.
In addition to having a superinsulated building envelope, each unit at The Pines offers an Energy Star-rated heating and cooling system, on-demand hot water, a heat recovery ventilation system, triple pane low-E windows; water-smart plumbing fixtures; energy-efficient LED lighting and premium Energy Star stainless steel appliances.
As an Energy Star development, The Pines offers the ultimate in energy-efficient living and wallto-wall comfort. “The advantage is having a smaller environmental footprint. You use less energy and have lower utility bills, so your operating costs now and in the future are reduced,” says North Ridge marketing consultant Steve Little.
The innovative community features 60 bungalow-style townhomes, ranging from 1,142 to 1,232 square feet; 24 units have walkout basements. All units feature two bedrooms, two bathrooms and a double attached front garage.
Each townhome either backs onto an attractive linear park or The Pines’ central landscape feature which includes a man-made recirculating creek.
Large windows capture the scenic views and fill each residence with bright, natural light.
The Pines offers four different floor plans, each exemplifying open concept design. Unit 2 is the parade show suite, featuring an impressive great room extending the full length of the home. The kitchen is the centrepiece, with an inviting living room and a sunny dining area on either side.
Nine-foot walls and a vaulted ceiling enhance the feeling of spaciousness in the 1,232 square foot unit.
The master bedroom is an elegant personal retreat, featuring an ensuite with a large walk-in shower and dual-sink granite-topped vanity. The huge walk-in closet features custom-built shelving.
The second bedroom is generously sized and is located across the hall from a second four-piece bathroom. The main floor laundry is just steps away.

The Parade show suite offers a fresh take on popular grey tones, highlighted by barnboard-influenced luxury vinyl plank flooring, white cabinetry, an elongated granite-topped island and a gleaming stainless steel backsplash. A double pantry with frosted glass doors ensures abundant storage space.
“Buyers can choose from a variety of décor packages. There’s something for everyone, from the modern and contemporary to the traditional,” says Bonish.
Marketing consultant David Leatherdale says that parade goers are particularly impressed by The Pines’ affordable price point. “There’s a huge demand for this product, particularly in this prime Evergreen location. North Ridge has put together an impressive package, with units starting at $427,900.”
North Ridge is offering extended viewing hours at The Pines. The show suite is open for viewing seven days a week, from 1 to 5 p.m. on Fridays, Saturdays and Sundays; and from 5 to 9 p.m., Mondays through Thursdays.
