EMPHASIS ON QUALITY FOR ‘LAST’ HOMES

These townhomes are new, but the neighbourh­ood is well-establishe­d

There is an abundance of housing inventory aimed at first-time buyers in Saskatoon. In launching its Highlander Ridge bungalow townhomes in Montgomery Place, North Ridge Developmen­t Corporatio­n set out to entice the “last-time” buyer.

Phase 1 of Highlander Ridge, introduced in December of 2015, sold out quickly. North Ridge is following up on that success with Highlander Ridge II, comprised of 20 bungalow-style townhomes, ranging in size from 1,206 to 1,244 square feet, with double attached garages.

Highlander Ridge II is located in the historic neighbourh­ood of Montgomery Place, popular for its small-town feel, quiet streets and park-like half-acre lots. “There’s almost a rural feel to Montgomery, yet you’re less than 10 minutes from the amenities in Stonebridg­e, downtown or Blairmore,” says North Ridge sales consultant Trish London.

The bungalow floor plans at Highlander Ridge II — with two spacious bedrooms, two baths and laundry on the main floor — are exactly what “last-time” home buyers are looking for. London says mature buyers don’t want stairs.

They no longer want to maintain a large home or yard, but still want space to entertain family and friends. They want that new home feel, but don’t want to leave the community they’ve been part of for so long. “Many of the last-time buyers we are seeing are from the Montgomery neighbourh­ood,” says London.

Quality of constructi­on is also a last-time buyers’ priority. “Many of them are leaving homes that were custom-built for them or that they built themselves. They know what to look for and they don’t want to sacrifice quality. They can see that here,” says London.

Being named “Builder of the Year” for a second consecutiv­e year at the Saskatoon & Region Home Builders’ Associatio­n Bridges Award speaks volumes about the quality delivered by North Ridge. “There are many benefits to working with a company that has this level of experience and knowledge. North Ridge has been building homes for 35 years, but at the same time they remain innovative and forward-thinking,” says London.

Highlander Ridge II offers home buyers two different floor plans: The Montgomery and The Gibson.

The newly-opened show suite is The Montgomery model, adorned in a crisp grey-and-white colour palette, with whitewash-style wide plank laminate flooring.

The Montgomery has a more traditiona­l layout, says London. The spacious front entrance offers separation from the rest of the home, with a long hallway featuring two coat closets and a powder room. A dramatic vaulted ceiling extends through the great room.

“When you come into The Gibson, the entrance has a shorter hallway. It’s an open concept layout with a more contempora­ry feel. The Gibson has nine-foot ceilings throughout instead of the vaulted ceiling,” says London.

Each floor plan offers a bright and spacious master bedroom, including an inviting ensuite and a large walk-in closet with custom shelving. Buyers can select from six different colour packages. “Granite or quartz countertop­s and premium laminate floors are standard.

The cabinets are from Superior Cabinets, with soft close doors and drawers. All kitchens include pantries with custom shelving. There are opportunit­ies to upgrade and customize each unit, including cabinets, flooring and light fixtures,” says London.

The show suite features a fully developed basement, with a family room big enough for a pool table, a guest bedroom and four-piece bathroom. By opting to have North Ridge develop the basement, buyers can double their living space and ensure it is finished to the same high standard as their main floor.

Residents at Highlander Ridge II don’t need to bring their snow shovels or lawn mowers along. “Driveways and lawns are maintained, so residents can pick up and go at any time,” says London. Each unit comes with a large railed deck, with maintenanc­efree Duradek flooring, privacy panels and a natural gas barbecue connection.
