Parkview Cove near city amenities, but tucked away in quiet community

Located in the town of Osler, just 12 minutes from Saskatoon on Highway 11 north of Saskatoon, Parkview Cove overlooks the prairie on the south side of town. Ehrenburg Homes has been developing this crescent for several years and is slowly winding down constructi­on.

“We started this developmen­t in 2011. We’re just finishing up. We have our last four single-family (homes) under constructi­on now,” says Ehrenburg’s Daryl Quesnel. “And we have three units remaining on this townhome project out of eight.”

The townhome show suite is located at 278 Parkview Cove, on the southwest corner of town. Warman is just a “stone’s throw away,” notes Quesnel, which means Parkview Cove is close to all the amenities of the city, tucked away in a quiet community.

“It gives people an affordable choice,” adds Quesnel. “These units start at $199,900. The show suite is $249,900.”

One bonus of the show suite — because it’s an end unit — buyers will get an extra large yard. The extra outdoor space is perfect for a kids outdoor playset, dog-run, or even a large vegetable garden.

There’s also a little extra room in the show suite with 1,289 square feet. Other units run around 1,189 square feet.

The show suite offers durable laminate flooring — which will stand up beautifull­y to pets, children and general wear and tear.

“We’re switching out a lot of our hardwood for laminate,” explains Quesnel. “It’s what people are asking for.”

The floor plan features an open concept living room, dining room, and kitchen with small island. A powder room is located off the kitchen, as well as a pantry for extra storage. Units also come with a 10-foot by 10-foot back deck.

“Really well thought out creativity in this design,” says Quesnel. “It’s all usable space.”

The two-storey townhome units are available in two-bedroom or three-bedroom layouts. The twobedroom layouts feature an ensuite bathroom in each bedroom.

Upstairs in the show suite the master bedroom features a full ensuite with shower and tub. The secondary bedrooms are generous size for a small child’s bedroom or office.

Units start at just $199,900 which an excellent entry level price for first-time home buyers. However, the single family homes in the Parkview Cove developmen­t have attracted a mix of demographi­cs according to Quesnel. From retirees to young families to those just starting out, the affordabil­ity and quietness of small town life have proven very attractive.
