A new show home by Vinland Homes at 406 Stilling Way is open for viewing in the popular Rosewood neighbourhood. The show home is 1,306 square feet over two floors, with three bedrooms upstairs, and a delightful veranda on the front.

“Vinland Homes bought the whole city block, so these alleyaccess lots are a very high demand segment. This is one of our flagship models — the Borden,” says Brandon Moore, chief marketing officer for Vinland.

Listed at $354,900, Moore says the target demographic for the house are those looking for a starter home with highly desirable features such as hardwood flooring, spindle rails, and quartz counter tops — all coming standard. Mix in modern conveniences such as an oversized island, generous kitchen design, vaulted ceiling in the master bedroom, walk-in closet, and laundry on the upper level — and it’s an exceptional entry into that starter market.

Of course, Vinland Homes offers quality construction with triple pane windows, R60 attic insulation, envelope seal, Watchdog foundation waterproofing.

The primary selling feature, according to Moore, is the kitchen. “In this pricing segment there is no other kitchen that we’ve found that is this large and has an island.”

The island itself is also entirely countertop. There is no sink or cooktop breaking up the workspace.

The appeal of the main living area continues with a separate dining space, set apart by walls on three sides.

As well, the basement is designed for either a one-bedroom suite or a traditional family-style basement development.

“We do make all of these models suite-ready,” adds Moore. “It doesn’t have to be done. You could easily do a family-style, traditional development, but if you want to supplement your income that’s an option.”

The nine-foot ceilings on the main level give it a bright and open feeling. Upstairs, the ninefoot ceilings add extra dimension.

The main bedroom on the front of the house has tons of natural light, while a vaulted ceiling makes the room extra special, especially with the ensuite bathroom with shower and a walk-in closet with a window.

The Borden floor plan offers four choices for outside finishes, so you can make this home truly your own inside and out.

The Rosewood show home will also provide a sneak peek at Vinland’s exciting upcoming multifamily project later this year. The project will be partially powered by solar energy and is located in Rosewood. The Borden floor plan will be used as the model for the townhome development.

The show home is located at 406 Stilling Way. Contact Moore at 306-380-7931 for a private viewing. The show home will also be part of the Saskatoon Home Builders Parade of Homes this summer.
