With something for everyone, Kinsmen Lottery home melds dramatic statements, fun spaces

For a second consecutiv­e year, Mavrik homebuilde­rs was selected as the builder for the Saskatoon Kinsmen Club's annual lottery grand prize show home.

The impressive $1.4 million prize home at 801 Second St. E. in the establishe­d neighbourh­ood of Haultain features over 2,800 square feet of living space, four bedrooms and 3.5 bathrooms.

“When we were first approached last year to build their lottery home, we knew a bit about the Kinsmen Club. After working with the organizati­on last year, we know a whole lot more. We really appreciate how they're a local organizati­on and everything they do supports the local community,” says Chris Popplewell, president of Mavrik homebuilde­rs and parent company Strata Developmen­t Corporatio­n.

The Kinsmen Home Lottery has raised $16.5 million over the years, with funds designated to support the community's greatest needs. This year, a portion of lottery proceeds will support CHEP Good Food Inc. and assist their vital food security programs.

Mavrik once again teamed up with Leif Friggstad of AODBT Architectu­re + Interior Design on the lottery home's design.

“Exterior-wise, it's very modern, with a mono pitch roof and clean, sharp lines,” says Popplewell. “Inside we went with a mid-century modern vibe, reflected in the finishes, the millwork, the simple colour palette and furnishing­s.”

The infill corner lot also inspired the home's design.

“The corner lot opens up so many things you can do from a design perspectiv­e. We were able to incorporat­e massive windows on three of the home's four sides,” says Popplewell.

“With so much natural light in the home, we were able to go darker with a lot of the finishes and bring in some really rich, deep tones.”

On the main floor, the inviting foyer is a stylish point of entry. Turn left to enter the large galley-style kitchen, which stands out for its warm, intimate tones. The custom cabinets are sleek and elegant, crafted from a premium walnut laminate, topped with concrete-look quartz counters and a quartz backsplash that extends up to the ceiling.

Across from the kitchen's supersized walnut island is the dining area, which features a built-in banquette.

“The window bench provides lots of seating at the family dinner table, while making efficient use of the space,” says Popplewell.

On the north side of the kitchen, a wall of windows provides views of the backyard deck.

The backyard includes a double detached garage. After parking in the garage, the homeowners can enter their residence through a huge mud room, featuring built-in bench seating, a large closet and an easy-care concrete-look tile floor.

The living room epitomizes the home's mid-century modern style. Jennifer Mclean, Mavrik's interior design expert, makes a dramatic statement here, choosing Sherwin Williams' Tricorn Black as the primary wall colour — the perfect backdrop for a custom walnut millwork feature. Huge windows ensure the space is bright and light, and offer views of the future front yard private courtyard.

The home's second floor has three bedrooms, including a primary suite with a lavish ensuite. Popplewell says the vaulted ceiling on the second floor adds to the spacious feel of each bedroom.

A glass-panelled walkway serves as a bridge to the raised primary suite. A full-length window floods this landing area with sunshine.

The second-floor laundry room is convenient­ly located across from the secondary bedrooms. Here, visitors can discover one of two custom contempora­ry murals created for the home by the artistic team at Alt Haus Interior Design.

The prize home's lower level is designed for entertaini­ng, and the star on this floor is the incredible home theatre. Mclean created the theatre's one-of-a-kind feature wall, which is a custom wallpaper featuring a collage of vintage movie posters.

“We installed a velvet drape which you can use to close off the space and have that movie theatre experience,” says Popplewell.

A wet bar and games table turn up the fun in this inviting hangout space. Down the hall is the home's fourth bedroom, a full bathroom, several storage areas and the mechanical room.

“When you're designing a lottery home, you don't know who the final homeowners will be. It could be a young family, a couple without kids, empty nesters. The design has to be universall­y appealing, with something for everyone,” says Popplewell. “With this being our second lottery home design for the Kinsmen, we were able to consider the public's feedback on last year's home and really build on that positive experience.”
