YOUR NEXT OPPORTUNITY TO OWN KELOWNA’S FIRST CHOICE

-

With 190+ homes quickly sold at ONE Water Street’s East Tower, the West Tower will be offered for sale early this spring six months ahead of schedule.

The astounding pace of sales at ONE Water Street to local buyers and pre-retirees from Metro Vancouver and elsewhere has led development partners North American Development Group and Kerkhoff Construction to accelerate their plans and offer homes for sale in ONE Water Street’s next building – the West Tower - in early spring. The East Tower is nearing a sell-out after an unexpectedly high number of buyers even in normally-quiet January.

Accelerated West Tower Schedule - More Buyers than Expected

More than 190 homes have already been sold in the 36-storey East Tower now under construction on ONE Water Street’s prime 2.9-acre site at Water Street and Sunset Drive - a piece of property disparaged locally for years as “the dirt pile”. Once built, the East Tower will become the tallest building between the Lower Mainland and Calgary.

With the depth of interest shown in the overall project, the development partners announced at an official ground breaking attended by Mayor Colin Basran on February 13th that the homes in ONE Water Street’s 29-storey companion West Tower would be released for sale this spring.

Consistent with the tower nearly sold out, the West Tower will offer a varied mix of floorplans from studios, one and two-bedroom homes and three bedroom townhomes, right up to sub penthouses, topped by a single 4,600 square foot penthouse. Many of the homes in the West Tower will be created with even larger balconies than those in the East Tower. A greater proportion of one-bedroom+den homes has also been built into the second tower’s plans, to meet the demand of prospective purchasers who missed out on the East Tower.

To date, buyers continue to be a combination of downsizers and young professionals, mainly from the Okanagan, Lower Mainland, Calgary and Edmonton.

“We’ve clearly hit the mark about what Kelowna homebuyers really want and expect in a new home. With the housing supply so short in Kelowna, and the city’s expectations for how Kelowna should grow, density will be the future,” says Henry Bereznicki, Managing Partner of North American Development Group. “This is the first time the city has ever said ‘yes’ to a structure this tall, and we think it’s reflective of the changing attitude here in Kelowna. Being able to buy a high-quality, urban-style home while living the Okanagan lifestyle right downtown and next to the lake, it’s just a dream come true for many.”

“We were confident we’d read the market accurately and that this would absolutely become the preferred project that people would want to buy in the Okanagan, but the response has been even greater than we’d expected,” adds Leonard Kerkhoff, Vice President of Kerkhoff Construction. “We hadn’t planned to begin our sales program for the second tower until later this year. That’s now been fast-tracked, and we’re excited about moving ahead so quickly.”

The height and the unique design created by KASIAN Architecture are significant aspects of ONE Water Street’s appeal. Furthermore, breaking away from more traditional designs, the two concrete and glass towers will sit on a three-storey “podium” connecting the towers at the base. Surrounded outwardly by a street-facing perimeter of commercial space, the podium also offers a unique opportunity for “The Bench” - an elevated outdoor recreational amenity area for the exclusive use of ONE Water Street’s residents.

Perched on the outdoor fourth level of the podium, this 1.3 acre landscaped park offers numerous resort-style amenities inspired by the Okanagan lifestyle. The Bench includes two outdoor swimming pools, a generouslysized hot tub, a pickleball court, an outdoor patio with tables and couches for dining and entertainment, dog park, barbecue and picnic areas, fire pit enclaves. Residents will also enjoy a large indoor private health club featuring a fully-equipped gym, a yoga studio, a multi-purpose and entertainment room, and other amenities. Two additional suites will also be available for the exclusive use of owners to accommodate visitors.

Once they move in, West Tower residents will enjoy balcony views of the lake and mountains, the iconic William R. Bennett floating bridge and neighbouring Knox Mountain.

Once you step outside just beyond the property lines, you can explore ONE Water Street’s spectacular natural setting. It’s only a block to Okanagan Lake, right next to Knox Mountain and sits at the southern terminus of the Okanagan Rail Trail, which is now under development and will run all the way north to Coldwater.

Looking the other way, you’ll find shopping, restaurants and the Okanagan’s best nightlife in downtown Kelowna, all a short walk or bike ride away.

The heart of Kelowna’s cultural district is just down the street, including an art walk, the Rotary Centre for the Arts, the Kelowna Art Gallery theatres, and Prospera Place literally couldn’t be any closer - it’s right across the street.

Like their neighbours in the East Tower, each owner in the West Tower will enjoy the advantages of living in a walkable and cyclable downtown core, combined with an enviable lakeside lifestyle and living at heights never even considered before in Kelowna. The views, amenities and lifestyle at ONE Water Street will be unmatched anywhere in the Okanagan Valley. Period. Register online today for West Tower priority service and selection at
