Price $2,199,777 Neighbourhood Kirkendall North Features Located near the Hamilton Amateur Athletic Association Grounds and a short walk from Locke Street, this three-storey home is the only property in the neighbourhood that is listed for more than $2 million.

Situated on Herkimer Street, this five-bedroom, three-bathroom house boasts more than 3,300 square feet of living space and, while the home has been updated, the owners have kept the “character intact,” said Matthew Adeh, a salesperson with Re/Max Escarpment Realty Inc.

Built in 1910, the home has retained its original hardwood floors, multiple fireplaces, ceiling medallions surrounding the light fixtures as well as the original crown moulding, wood trim and millwork throughout.

“It’s really a blend of the old with the new,” said Adeh, adding that the home was featured on HGTV more than a decade ago. “And every room has character.”

The main floor of the home features a living room with large windows, a renovated kitchen with exposed brick, a walk-in pantry, a formal dining area with a chandelier, an office with a fireplace and a three-piece bathroom.

Upstairs, there are five bedrooms, including the primary suite, and a large, four-piece bathroom with a Jacuzzi tub.

Adeh said the third floor of the home is a one-bedroom apartment that could be used as a separate living space for a family member or a short-term rental.

The covered veranda and private rear yard are accessible from the main level and the home has a detached three-car garage.

Adeh said the home could be ideal for a large family or a multi-generational household, pointing to its proximity to amenities such as restaurants, cafés and shops on nearby Locke Street.

“It’s a really good location,” he added.

Why is it priced this way? Adeh said the price of the home was influenced by both the square footage of the house as well as the size of the property it sits on, which is a double lot. It is also co-listed with Robert Collier and Daniel Younan.
