Realtor claims Welland towers coming soon
Calling it a landmark addition to Welland, a Toronto-based real estate agency says new condominiums in three 25-storey buildings, and one 12-storey, on Niagara Street will be a unique new addition to the cityscape.
On its website, VIP Condos Toronto said demand for units at 670 Niagara St. Condos is expected to be high upon release.
Proposed by The Development Squad, the 3.88-hectare Niagara Street property — eight single lots consolidated into one — just south of Woodlawn Road will also see two four-storey stacked townhouses.
All properties were purchased on Jan. 31, 2023, at a total cost of $41.4 million, The Development Squad GP Inc. owns 418, 424 and 430 Aqueduct St. along with 650, 656, 664, 670 and 678 Niagara St.
According to Land Registry Office information, purchase prices ranged from $1 million to $8.3 million for the homes, four of which were collectively sold by a numbered company, two by Dipesh Gupta and one each by Tarundeep Singh and Ranbir Chauhan.
Of the 1,170 units in the four apartment buildings — two share a base — 884 would be one bedroom, 169 two bedroom, 30 three bedroom and 87 studio. Twenty-six units in the stacked townhouses would be a mix of two- and three-bedroom units.
The development proposal was before city council Tuesday for information only, with Niagara Fallsbased NPG Planning Solutions, working on behalf of the developer, making a presentation, taking questions from council and addressing residents’ concerns.
VIP Condos Toronto, realtors with Re/Max Premier Inc. Brokerage, said it specializes in the sale of pre-construction projects in Toronto and the surrounding Greater Toronto Area.
Listed as coming soon on the real estate website, 670 Niagara St. Condos' location profile said Welland “continues to have the charming, tight-knit atmosphere commonly associated with small towns.”
It also said residents will be in proximity to a variety of amenities, including Avondale Food Stores, FreshCo, No Frills and near several major retailers, such as Walmart, Mark’s and Canadian Tire.
Seaway Mall is about a kilometre north of the proposed site, which backs onto single-residential homes on Hilda Street and Gadsby Avenue.
The website said the city’s pedestrian-friendly downtown core, a short drive away to the south, teems with independent shops and restaurants.
Under quick facts, it said sales of units are coming soon and the development’s expected completion is to be announced.
City councillors have not approved the proposal, which seeks a special-policy high-density residential amendment to allow for up to 25-storey buildings and a sitespecific residential high-density amendment for the apartment buildings, stacked townhouses and underground parking.
Tuesday’s council meeting timed out before a staff report on the two amendments could be presented for information only.
