More than a home, it's a space for living
Mosaic's Parkside at Lynn is offering `homes built for entertaining, built for families'
Real estate marketer Geoff Duyker feels he has a lot at stake with Mosaic's newest project, Parkside at Lynn, a 167-home development in North Vancouver's Lynn Valley. That's because it is his home neighbourhood.
“I grew up here, up the street, and bought my groceries at the mall,” said Duyker, Mosaic's senior vice-president of marketing. “And we have several people on our management team who grew up in the community. This project is really important because we have family and friends who live here.”
Parkside at Lynn is a multi-phased, master-planned community that will see 411 mid-rise condos and townhomes constructed alongside Kirkstone Park. While Duyker says Parkside has a home for everyone, there seem to be three main groups who have expressed interest through some 2,000 requests seeking more information.
Of those who have inquired, more than 50 per cent are from the North Shore or have connections with family or friends there.
“They are people who have bought in Lower Lonsdale and who want to buy a larger apartment, couples looking to start a family and local downsizers wanting to replace their single-family homes with new homes that have no stairs or yard work.”
About 50 per cent of the 167 homes are two-bedroom and dens or three-bedroom homes; 30 per cent are two-bedroom units, and the remaining 20 per cent are one-bedroom homes.
Duyker said the homes are generally larger than those in many other Mosaic projects.
“The focus is on end-users rather than investors,” he said, although the bylaws do allow for rentals. “These homes are built for entertaining; they are built for families. We have allocated more space to these homes than we have in other communities where we have built.”
He points to the showhome's kitchen and its ninefoot-long island, which he says compares to a kitchen in a single-family home. The presentation suite also shows off a one-bedroom and bathroom with an optional walk-in closet with built-in shelving.
Future components of the master-planned community, which has a “mountainside style of architecture” with stone and glass elements, include 46 townhomes and a five-storey building of 84 rental homes, to be managed by Mosaic, for a total buildout of 411 homes.
The development also includes an 8,000-squarefoot amenity building with an indoor swimming pool of close to 20 metres, accompanying change rooms, a movement studio, a great room for hosting events and an adjacent outdoor space. The two towers are joined by an open, landscaped raised area with lounge seating. All homes have outdoor balconies or patio areas ranging from 72 to 552 square feet.
Inside the suites, there are four-or five-burner Bosch gas cooktops and wall ovens, a fully integrated refrigerator and dishwasher, a microwave with a stainless steel trim kit, and pantries in selected suites.
Countertops are composite stone, and the floors are wood laminate, both in light or dark tones. Ceilings are nine feet high, with oversize windows that allow in lots of light and mountain views from some suites. Plumbing fixtures are by Grohe with toilets by American Standard. The master ensuite comes with dual vessel sinks, and tub and shower. Selected homes have flex spaces that can be used for office niches or other purposes.
The towers are within walking distance of elementary and high schools, the Lynn Valley library branch, Karen Magnussen Community Recreation Centre and Lynn Valley Shopping Centre.
