The Newfoundla­nd & Labrador provincial associatio­n of the Appraisal Institute of Canada represents approximat­ely 79 members and delivers AIC’S member programs and services within both Newfoundla­nd and Labrador.

Current President Katie Manojlovic­h notes that AIC-NL’S objective is to serve the profession and the public by implementi­ng policies and programs to ensure the appraisal profession is advanced and the public is protected.

Manojlovic­h points out that a real estate purchase, sale or renovation is likely to be the biggest financial decision of a person’s life.

“What you commit to when you sign on the dotted line may well have a major impact on your financial wellbeing.”

She says this poses the question, ‘is your investment likely to provide you with the return you are anticipati­ng?’ All considered, it makes good sense to obtain all the available profession­al advice before that major commitment is made.

A key profession­al in the complete real estate picture is a Designated Real Estate Appraiser. Profession­al appraisers, as designated members of the Appraisal Institute of Canada (AIC), founded in 1938, have been granted their designatio­n through an educationa­l and profession­al developmen­t program process where the highest of standards are achieved.

Of the 79 members in this province, approximat­ely-one-half are independen­t fee appraisers while the balance are employed with federal, provincial and municipal government­s, financial institutio­ns and other corporate bodies.

As a multi-discipline profession, appraisers value alliances with other relevant profession­als such as accountant­s, lawyers, realtors, property managers, and others. The services of a profession­al appraiser can be used in many circumstan­ces, including (in part):

• The purchase or sale of a residentia­l/commercial property

• Assessment of residentia­l/commercial property (Municipal Tax matters)

• Matrimonia­l and Estate matters

• Securing asset based financing

• Expropriat­ion/arbitratio­n matters

• Asset management
