Corner Brook seeking proposals for land development
CORNER BROOK — From commercial to residential development, the City of Corner Brook wants to hear from developers and residents who may have an idea about what to do with some land in the city.
The city announced at its council meeting on Monday, April 27 that it has issued requests for proposals for the development of two pieces of land and is accepting bids on auction for a third piece of land. The meeting was held on Zoom and aired to the public via Facebook Live.
The requests for the proposals are for land at the corner of Corporal Pinksen Memorial Drive and Grenfell Drive, and at the intersection of Hilliard’s Road and O’connell Drive. Mayor Jim Parsons said there has been some interest in both areas, and generally when that occurs the city will go to a request for proposals on it.
“Just to ensure there is a fair open process if others have interest in it.”
He said the land at Corporal Pinksen Memorial Drive is in the city’s innovation zone and would be open more to commercial than residential development.
It consists of 0.355 hectares (0.877 acres) of land, located southwest of the intersection of Corporal Pinksen Memorial Drive and Grenfell Drive.
The request for proposals notes the city would be open to rezoning if the proposed use benefits residents and the city.
The 1.76 hectares (4.34 acres) of land located northeast of the intersection of Hilliard’s Road and O’connell Drive is located in three zones — residential medium density, comprehensive residential development area and open space. The city is changing the comprehensive residential development area zone to residential medium density and is open to other rezoning.
“There have been some changes recently to the water system down in that area that may make it more viable now than it was previously,” said Parsons.
The area was part of a project to provide looping and water source down through O’connell Drive to Mount Moriah.
The city is also seeking sealed bids on the auction of land at the intersection of Old Humber Road and Lynches Lane. The parcel of land is 628 m2 (6757 ft2) and is located northeast of the intersection. The current zoning is residential medium density and the city has set a reserve price of $25,000.
The closing date for the requests for proposals and the receipt of auction bids is May 29.
