Multimillion-dollar hotel/condominium development planned for Vineland Station
Victoria Avenue North in Vineland Station may look significantly different in the coming years.
Toronto-based Globizen has applied to the Town of Lincoln to build a 15-storey, 120-room hotel and two condominium towers, 15 and 14 storeys tall, with 375 one- to three-bedroom units on about two hectares (five acres) of land at 4933 Victoria Ave. N.
“At this point, it’s still very, very preliminary and early, but I would say it’s probably upwards of a $500million project,” said Globizen founder and partner Brandon Donnelly. “I think it’s an exciting project for the area, for the community for sure.”
Donnelly said that the condo towers will be separated by a courtyard and that the project includes public spaces, such as a walking trail around the edge of the lake. The developer noted it reduced the height of the proposed tallest building from 17 to 15 storeys following a pre-application public meeting last November.
“We heard from the community that height was one of the concerns,” said Donnelly, who noted that the project remains open to further modifications. “This is going to be an ongoing dialogue with the community.”
While it doesn’t have a hotel partner on board yet, Donnelly said Globizen is in discussions with hotel operators. He said the new hotel will bolster the wine and tourism industries in Lincoln.
“If you look at the area, there’s really a lack of accommodations,” Donnelly said.
The project is also likely to include a restaurant and retail stores.
“It’s not going to be a mall,” Donnelly said. “It’s very much smallscale, supportive retail.”
The developer plans to build in two phases, starting with the hotel and one condo tower as part of the north phase, followed by the other condo tower in the south phase.
Donnelly said construction could start late next year or in early 2026 and take three years to complete.
“We really want to do something special and remarkable and something that the community can be proud of,” Donnelly said.
Matt Bruder, director of planning and development for the Town of Lincoln, said Globizen’s application for official plan and zoning bylaw amendments required to enable the project to move forward are still being completed.
“Once deemed complete, the application process is formally initiated, which will include notification to surrounding residents and potentially interested stakeholders, including scheduling of a statutory public meeting,” said Bruder, who expects a public meeting will be held in late spring or early summer before a report and recommendation goes to town councillors.
“From an economic development perspective, this is a great development that will bring much needed hotel accommodations, mixing both commercial and residential opportunities to create economic prosperity for all,” said Paul Di Ianni, Lincoln’s director of economic development and communications.
