Beacon on the Park, a new luxury development in Fairfield, owned by the Kerr Family and developed by Analogue Projects, has embraced its Beacon Hill Park surroundings to create a residential rental building that reflects a balanced lifestyle with the neighbourhood’s history, serenity and convenience.

Situated at 505 Quadra Street, a highly walkable and bikeable neighbourhood, it’s regarded for its proximity to downtown, the Inner Harbour, vibrant Cook Street Village and eclectic James Bay.

A stylish collection of 87 contemporary homes provides a mix of one and two-bedroom suites and an exclusive top floor with 10 exquisite penthouses—geared towards downsizers and professionals—offering two and threebedroom plans, complete with air conditioning.

Additionally, four family-oriented townhomes complete the development.

Historic past, progressive future

The Kerr family has owned the six-storey development since 1979 and has diligently and thoughtfully rebuilt it, preserving its long-standing legacy while bringing its amenities into modernity, creating the optimal environment for residents.

“We’ve been fairly deliberate in the way we’ve renamed it,” says Stuart Kerr, principal, Analogue Projects.

“The original was called Beacon Arms, a 34unit apartment building my family has owned since 1979. The building’s structure and other aspects were failing to a point it was no longer

viable. Because we assembled the properties around it over time, we had a one-acre parcel to consolidate, which allowed us to turn 34 units

into 87 units.”

Kerr adds, “We wanted to maintain an eye to the past when we renamed it, so Beacon on the Park serves several functions: it retains a connection to the past, the old Beacon Arms, but also helps

reinforce this is one of the few rental properties of this calibre that sits on Beacon Hill Park, the city’s major amenity and the building’s key feature.”

Victoria’s crown jewel is an easy one-minute walk across the street.

Truly livable, functionable interiors

Designed with the intention to maximize space and efficiency, one-bedroom suites range from 559 to 636 square feet and two-bedroom from 783 to 995 square feet. Nine-foot ceilings add an air of spaciousness. Experience the height of your ideal lifestyle with penthouse living and all its premium offerings: two- and three-bedroom from 758 to 1,168 square feet.

“We spent a lot of time on the floorplans to ensure they were functional, putting a lot of emphasis on walk-in closets and large kitchens,” explains Kerr. “The interior design is transitional, contemporary, without being cold. Versatile

neutrals appeal to a broad range of people to uniquely style your home.”

Brentwood Bay’s KWI Design is behind the thoughtful design and timeless finishes with residents’ needs in mind. Imagine meal prep from your peninsula or floating island, and cooking among white marbled stone countertops and

white subway tile backsplash, enhanced by a complete LG appliance package. Top and bottom cabinetry are generously sized, and divine drop pendant lighting, part of the comprehensive lighting package, add to the appeal. Full-size insuite laundry is featured in all units.

Spa-inspired bathrooms evoke calm with white and natural hues, and master ensuites showcase porcelain marble shower walls and floor tiles, which are heated in the penthouse. Vinyl plank flooring in the main living space enhances the

clean lines throughout, with carpet flooring in the bedrooms. Natural light flows through expansive windows, and a spacious balcony or patio is offered with each suite, all with stunning views.

“The larger penthouses have gigantic balconies, some wraparound,” explains Kerr. “You can get any exposure, whether that be north, south, east or west.”

Building amenities include a community garden, SALTO Systems keyless entry, bike storage,

secure underground parking, and four EV charging stations, with electrical infrastructure to accommodate every parking stall in the future. The 875-square-foot resident lounge and patio with wet bar and TV create a sense of community and opportunity to make new social connections. Plus, enjoy entertaining, special occasions, host friends and family and out-of-town guests.

“We strive to provide an excellent rental experience for our tenants and create long-lasting relationships,” says Kerr.

Beacon on the Park will welcome its first round of residents on February 1st, with penthouse suites releasing mid-February.
