Port Royal Place project comes to a brilliant end

- TRACY HANES SPECIAL TO THE STAR

The Pemberton Group is putting the finishing touch on its Port Royal Place community in Etobicoke at Bloor St. and Islington Ave.

Vivid will be the final tower to be built there and the modern building will offer the intimacy of a smaller condo at 20 storeys, with a wealth of amenities in the immediate vicinity.

“Being the last (tower), the builder has really gone the extra mile in terms of design and finishes,” says broker Sylvia Valente. “It has almost a boutique feel to it. It’s the last of eight towers in a real community.”

The building is minutes from the shops of Bloor West Village, Sherway Gardens and Islington Village, and close to the subway and GO transit.

“It’s so centrally located. Public transit and highway access (Highway 427 and the Gardiner Expressway) are excellent,” says Valente. “You are less than 10 minutes to the lake, High Park and Centennial Park, and it’s 15 minutes to the airport.”

Buyers won’t have to wait too long between buying and building as the underground parking garage is already completed. Occupancy is slated for fall 2013.

Suites range from 580 to 1,120 square feet and designs include one bedroom, one bedroom plus media room, one bedroom plus den, twobedroom suites and two-bedroom plus den layouts. Prices start from the mid $200,000s.

“Buyers will share the amenities, which are fabulous, with one other building,” says Valente.

“There’s a 24-hour concierge and a great fitness room with an indoor pool, change rooms with lockers and his and her saunas.”

Other amenities include a theatre room, large party room with kitchen, bar and lounge with fireplace and outdoor barbecue area.

Suite features include custom-de- signed kitchen cabinets with granite countertops, ceramic tile backsplash, stainless steel appliances; laminate flooring throughout; choice of granite or Caesarstone bathroom countertops; smooth ceilings; stacked washer/dryer; individually controlled heating and air conditioning system; and a balcony, terrace or patio. Maintenance fees will be 53 cents per square foot, excluding hydro. Take a virtual tour and or find more information at www.vividcondos.com or call 416-239-8200.
