Large homes come with big price tag
House prices start at $900,000 at Canyon Hill Gardens
A collection of 74 new homes in Richmond Hill is expected to sell out quickly — even though the starting prices for the houses are close to $1 million. On June 2, North Star Homes opened sales for Canyon Hill Gardens, a development of luxury homes ranging from 4,055 to 5,175 square feet on 42- and 48-foot lots, priced from the low $900,000s.
“The location is one of the best locations around Richmond Hill and the schools are rated among the highest in Ontario,” says North Star sales manager Phil Calvano. “Everyone wants to be in this area and it’s closer to amenities and facilities. The majority of people from Richmond Hill are familiar with the area.”
The site includes a park, walk- ways, stream and pond and easy access to the Elgin Mills shopping centre. In proximity are Toll Bar Park, riding stables and heritage villages. Richmond Hill GO Transit station and Highways 404 and 407 are close by.
Calvano says the cul-de-sac setting on prestigious Canyon Hill Ave. at Yonge St. just north of Elgin Mills Rd. lends itself to larger luxurious homes and North Star has responded by offering upscale features as standard.
Exteriors have been designed by Hunt Design Associates Inc. and include second-floor verandas, dramatic turrets, covered porticos and peaked gables. Streetscapes are architecturally controlled and home facades feature combinations of clay brick, stone, stucco board and/ or siding accents.
Interior features include 10-foot main-floor ceilings, with 9 feet on the second floor and in the basement, natural oak hardwood and ceramic flooring, gas fireplaces and oval or soaker tubs.
The high ceilings allow for larger windows, creating an abundance of natural light inside the homes, says Calvano. “We know what’s important to these buyers and when they move in, they want to have all usable space so we will finish the basements,” says Calvano. “People don’t want to start working on the house a year or two after they move in, they don’t want a renovation mess and this way, the warrant covers the basement work. Because we are finishing the basements, we can move plumbing and ductwork to accommodate the work. People want fully functional homes.” The homes will also be built to North Star’s Energy Performance Elite standard, which is beyond Energy Star requirements. “When you move into one of these homes, you’ll know you will have arrived,” he says.
