Modern open-concept design combines with many luxury features

“The brick and stucco home has been completely gutted, right back to the bricks, and rebuilt with structural, plumbing and electrical permits,” says home owner Grace Keegan. “The lathe and plaster walls have been replaced with wood-stud interior walls filled with R20 batt insulation. The roof shingles and windows are brand new.

“All new wiring — with 100 amp service, along with entirely new plumbing and drains — give this home the functional­ity of new constructi­on. The entire roof has been filled with closed cell spray foam insulation, and the basement walls are wrapped in a rubber waterproof membrane to make this a warm, dry and cosy home,” says Keegan.

“Since the space was completely opened up, and the floor joists reinforced with engineered beams, we were able to take advantage of the resulting open floor plan to create a large, inviting kitchen/entertainm­ent area, yet keeping the flexibilit­y of a separate living room by installing double pocket doors, which can easily be closed to separate the spaces if required,” she says.

Located in a family-oriented neighbourh­ood, which hosts many community events, the house is just down the street from Roden Public Junior School; there is an alternativ­e holistic school in the same building. It is also close to the TTC, and walking distance to shops, restaurant­s, a library and community centre. As well, it is near Greenwood Park, where there is a skating rink and skating paths.

“The area has been undergoing re- vitalizati­on in the last few years, like what has been going on in Leslievill­e. It seems to be attracting an ‘organic/ urban’ type of young family, and they have set up all kinds of community initiative­s, which is seen by the holistic alternativ­e school across the road,” Keegan says.
