- ALLISON HARNESS SPECIAL TO THE STAR

Location: 47 Windsor Valley Place, Nash Rd. and Centerfield Dr. Asking price: $689,900 Size: about 1,591 square feet Lot: 51 by 138 foot pie-shaped lot, built-in two-car garage, private double drive Taxes: $6,021 (2015) Bedrooms: 3 Bathrooms: 3

With a unique layout, many large windows and three skylights, this multi-level bungalow backs onto a ravine with many mature trees. It is situated on a child-friendly court in the community of Courtice, west of Oshawa, about an hour’s drive to Toronto.

“Over the past two years, my husband, Kevin Bellamy, and I have had the privilege of living in this home,” says owner Karina Seeney. “We stepped into the home and knew right away it was where we wanted to live. We were met with open space, beautiful views from every window and privacy.

“This property runs down to a ravine with a creek behind. In the morning, the ravine comes to life with woodpeckers, blue jays and chipmunks. “This home has many upgraded quality features including spacious rooms, hardwood and porcelain floors, vaulted ceilings, pot lights and panoramic views,” she adds. “In the summer, we enjoy our new deck, and many of our winter evenings were spent in front of our large wood burning fireplace.

“There are shops and restaurants within walking distance of our home along King St. E. Our neighbourhood is a mix of families and working professionals. The schools close by are ideal for children to walk to each day, and the nearby location of Hwy. 401 and the future Hwy. 407 are ideal for easy access to Toronto.”

Listing agent Melanie Thornton notes the unusual layout is “almost like a reverse backsplit.”

“From the foyer, it continues to go down levels, which allows for huge windows on the last level as the ceilings are so high.

“It is located on a very prestigious court in an established neighbourhood, with many mature trees lining the streets.

“When stepping in the front door people are immediately drawn to the extra-large windows across the back of the home, showcasing the park- like setting of the rear yard.”

Thornton notes that a total renovation was completed in 2011.

“The entire main floor was opened up during the renovation, making this home an entertainer’s dream,” she said.

“The lower level offers a walkout, with even more windows overlooking the ravine.”

The home has an all-brick frontage, a two-car attached garage and a sloping roofline, with a large manicured, landscaped front yard and a double car driveway, with two window pan- els flanking both sides of the front door.

With a large decorative glass insert, the front door opens to the spacious foyer with a porcelain floor, skylight, pot lights, double closet with frosted glass doors, powder room and space enough for a sitting bench.

Three steps down from the foyer is a hall with another skylight. It curves around a staircase railing to the back of the home where there is the openconcept great room or living room, dining room and the kitchen.

The dining room has a vaulted, 10- foot ceiling with a huge window overlooking the ravine, another picture window, a hardwood floor, pendant lights, wall sconces and crown moulding. Adjoining is a great room with a wood-burning fireplace, pendant lights, hardwood floor, crown moulding, wall sconces, vaulted ceiling, large high window over a slidingglass door walkout to the deck and another picture window.

Both rooms overlook the massive kitchen, with a porcelain floor, double-paned window above a desk, a double sink with a window above, a huge centre island/breakfast bar with a sink, pendant lights, pot lights, stainless steel appliances, marble counters, mosaic ceramic tile backsplash and a large breakfast area.

Highlights of the main-floor master bedroom are a double closet with frosted glass doors, a hardwood floor, a wall of floor-to-ceiling built-in drawers and cabinets, and a slidingglass door walkout to the deck. The four-piece modern ensuite has a claw-foot tub, a marble floor, a contemporary glass-bowl sink, and a corner, glass-enclosed shower stall.

The lower level is fully above grade with two more bedrooms, abovegrade windows and closets. One bedroom currently serves as a home office. There is also a recreation room or family room featuring a broadloom floor, and a sliding-glass door walkout to the backyard. Completing this level is a four-piece bathroom.

The new spacious back deck features a glass rail to ensure unobstructed views of the lush and private setting.
