Location: 2111 Lake Shore Blvd. W., TH #7 Park Lawn Rd. and Lake Shore Blvd. W. Asking price: $939,000 Size: about 2,600 square feet Parking: private built-in single-car garage, one owned underground parking space, one storage locker Maintenance fees: $995.53 per month Taxes: $6,519 (2015) Bedrooms: 3 Bathrooms: 3 Across from Humber Bay Shores Park and Lake Ontario, this threestorey executive condominium townhouse is part of a prestigious Etobicoke complex known as Newport Beach Condominiums. The complex has two towers that emulate Toronto’s historic Gooderham flatiron building, and about two dozen surrounding townhouses.

“My husband and I have lived at Newport Beach since it was built in 1999. We love walking the Humber Bay Park Trail, which turns into the Martin Goodman Trail,” says owner Ann MacDiarmid. “We also enjoy living in a house with our own patio and private garage. When we moved here, we wanted the low-maintenance conveniences of condo living but were not keen on taking an elevator to get home.

“There are young families and empty nesters throughout the complex. There is a busy social group for get-togethers, bridge playing and book clubs. The proximity to Lake Ontario makes it a real jewel in a busy city. If we were staying in Toronto, we would not live anywhere else,” adds MacDiarmid.

The home has easy access to the Gardiner Expressway, and is close to parks, shopping, grocery stores, restaurants and cafés. As well, it is about a15-minute drive to Pearson airport.

“Aside from the amazing location that’s minutes from the waterfront, this particular suite boasts outstanding garden and lake views,” says listing agent Cameron Weir. “On top of that, this townhouse has parking via an attached garage as well as an additional spot in one of the building’s underground parking lots. The new owner will also have full access to the buildings’ amenities,” says Weir, referring to the exercise room, guest suites, party/meeting room, sauna, visitor parking and library.

With a stucco exterior, interlocking brick walkways and decorative entry posts and wrought-iron pickets, the three-storey modern townhome also has a front door with glass insert and transom. It opens to the small foyer with a hardwood floor and a double-coat closet.

The foyer is open to the living room with a hardwood floor, a coffered ceiling with crown moulding, pot lights and a double French door that opens to an enclosed front patio.

An adjoining dining room also has hardwood floor, crown moulding and pot lights, and a curved staircase with wooden pickets that leads to both upper and lower floors.

The bright kitchen is at the back of the home. Highlights include granite counters, hardwood floor, pot lights, a coffered ceiling, an eat-in area, a granite counter pass-through to the dining room and a double-door glass walkout, surrounded on both sides with wide floor-to-ceiling windows, to the back balcony.

There is a powder room between the kitchen and the dining room.

There are two bedrooms on the second floor at either end of the home. Between the bedrooms are a fourpiece bathroom and a laundry room.

Both secondary bedrooms have broadloom floors, large closets and large windows; one has a bay window.

The third floor is devoted to the master bedroom suite. Spacious and private, the master bedroom has a broadloom floor and a double French-door walkout, flanked on both sides with floor-to-ceiling windows, to its own balcony with glass rails and views of the landscaped grounds and Lake Ontario.

The master retreat also has a large walk-in closet and a contemporary five-piece ensuite with a corner glass shower stall, two vanity sinks, several windows and a stand-alone round tub. There is also a small adjoining room with a gas fireplace, ideal as a sitting room.

A recreatin room has been built into the finished basement, with a broadloom floor, pot lights, gas fireplace and double French-door walkout, opening on to an interlocking brick patio with wrought-iron fence and views of the grounds.

The walkout door is bordered on each side with floor-to-ceiling windows.

The basement also has direct access to the garage. To have a look at this property contact listing agents: Cameron Weir and Scott Hanton, Keller Williams Advantage Realty, Brokerage, 416-465-4545; theweirteam.ca.
