Kitchen makeover a highlight of condo

Two-storey unit was featured in Reno & Decor magazine

- ALLISON HARNESS SPECIAL TO THE STAR

Location: 333 Adelaide St. E., Unit 523, King and Sherbourne Sts. Asking price: $749,999 Size: 1,248 square feet Parking: one owned underground space, no locker Maintenance fees: $655.77 per month Taxes: $4,481 (2015) Bedrooms: 2 Bathrooms: 2 This rare, two-level condo suite is in a 14-storey complex completed just over 10 years ago, known as Mozo Condominiums — a mid-size building at the corner of Adelaide and Sherbourne Sts., with about 211 loftlike residential units. The suite has a renovated kitchen that was featured on the cover of Reno & Decor magazine in February 2013.

“I have lived in the Mozo building for five years. It is a well-maintained, modern building in the St. Lawrence Market neighbourhood,” says owner Reena Lobo.

“My unit is unique because it has two levels, with the kitchen and living area on the first level and two bedrooms and a bathroom on the upper level. This corner unit has floor-to-ceiling windows with a lovely view of the surrounding neighbourhood.

“We redesigned the kitchen/dining area one year after moving in. A long island, custom cabinets and quartz countertops were added to create an oversized kitchen, and an abundance of storage space. New flooring was put in, and the main floor powder room was completely redone,” Lobo says of the 2011 renovations.

“We also redesigned the secondfloor bathroom as we moved the laundry machine from the main floor into this bathroom, and put in a rain-shower, new cabinetry, storage shelves, tiling and flooring. The built- in hamper and linen closet are a great feature that is hard to come by in a condo,” Lobo adds.

Listing agent Andrea Johansen says the building is located in one of the most walkable locations in the downtown area — near the Distillery District, restaurants and cafés on King St., streetcar routes, grocery stores, library, dog parks, a community centre with a pool as well as the St. Lawrence Market — which is a strong selling point.

“The unique layout of this unit is a perfect fusion of a condo and townhouse,” says Johansen. “A diverse array of people live in this area, including urban professionals, young families and active retirees.”

With a mostly glass facade, the building also has outside planters and benches, plus many amenities, including a concierge, an exercise room, a media room, a party/meet- ing room and a sauna.

The unit also has an owned underground parking space.

The front door of the suite — which has nine-foot ceilings throughout — opens to a foyer with a closet and a hardwood floor. From the foyer, there is a sliding-glass door walkout to a balcony with a glass rail.

Looking out to the balcony from a floor-to-ceiling window, the dining room has a hardwood floor, a box ceiling and a built-in bar with counter space, pantry cupboards and subway tile backsplash.

Nestled between the dining room and living room, the kitchen has quartz counters, an island with a double sink, pot lights, subway tile backsplash, floor-to-ceiling windows spanning one wall, a ceramic-tile floor and stainless-steel appliances, including a built-in microwave.

Open-concept, the living room has a pair of decorative pillars, southeast views from floor-to-ceiling windows covering two full walls and a hardwood floor.

Near the foyer, there is a main-level powder room. Also, there is a nook under the stairs that can accommodate a small desk.

From the living room, modern stairs with a glass rail and steel railing lead to the second level.

The master bedroom is on one side of the second floor and features two walls of floor-to-ceiling windows, a double closet, a single closet and a hardwood floor.

On the other side is the second bedroom, with a wall of built-in closets, a hardwood floor and a floor-to-ceiling window.

There is a four-piece bathroom with a ceramic-tile floor, pot lights, a rain-shower and a tub/shower with a glass door enclosure.

Also, on the second level, there is a laundry area with storage space for clothing, and a washer and dryer. The upstairs hallway boasts great city views from full, large windows. Visitor parking is available.
