Asking price: $899,900 Size: About 3,305 square feet Lot: 18.2 x 41.1 metres, double-car attached garage, private double drive, in-ground pool Taxes: $7,800 (2015) Bedrooms: 4 Bathrooms: 5 This two-storey detached house, which also has a professionally finished basement, is in one of Durham Region’s fastest-growing communities.

The home’s owner, Joan Sutherland, says she and her family decided to move from the hustle and bustle of Toronto “to a neighbourhood that has small-town atmosphere.

“We chose Brooklin because it is a family-oriented community with many new schools and offers the convenience of commuting to work in Toronto,” Sutherland says. “The neighbourhood has many parks, walking trails, baseball diamonds, soccer fields, libraries and a hockey rink. Our backyard is ideal for entertaining — both spacious and private, complete with a large, inground saltwater pool and change room. We have enjoyed upgrading our home as the years went by, but now that our children are grown and on their own it is time for us to downsize,” Sutherland adds.

Just a few minutes drive to downtown Whitby, the community is 15 years old and has just over 1,000 homes designed in a Victorian-heritage style.

“This is one of the nicest homes I have listed. The location is excellent and the finishes in the home provide a real touch of class that is quite evident,” says listing agent Daniel Maundrell of the house featuring a centre-hall plan and open-concept design.

The home’s curb appeal is smalltown charm, with a vinyl-siding facade, high-peaked rooflines, porch with white picket rails and two second-storey decks, also with white picket rails. There’s a large manicured front lawn and double entry doors, as well.

The foyer features a ceramic-tile floor, plenty of natural light from the glass inserts in the double doors and the transom window, wainscotting, crown moulding and a double closet.

Decorative pillars separate the foyer from the living room, which has a hardwood floor, crown moulding, four floor-to-ceiling windows and a French-door walkout to the side of the home.

Adjoining the living room is the dining room, which features a coffered ceiling with a ceiling medallion and a chandelier, a hardwood floor and wainscotting.

The spacious eat-in kitchen overlooks the family room and can also be entered from the dining room. Highlights of the kitchen are a centre island with cabinetry, plenty of counter and cupboard space — some with glass inserts — built-in stainless-steel appliances, a corner sink with a window above it on each side, pot lights, a ceramic-tile floor and ceramic backsplash. The large breakfast area has a ceramic-tile floor, and a double French-door walkout to the backyard.

A fireplace and large four-paned picture window are highlights of the family room, which also has crown moulding and a hardwood floor.

The library has a hardwood floor and built-in shelves. There is also a powder room on this level of the house.

Awinding oak staircase leads to the second floor, where a generous-sized master bedroom includes a hardwood floor, crown moulding, two windows, double entry doors, room enough for a seating area, walkout to a private balcony, and a five-piece ensuite with an upgraded claw-foot bathtub, a separate shower, pot lights and double sinks.

There are three more bedrooms, all with large windows and hardwood floors.

One bedroom has a walkout to a private front-facing balcony. Two bedrooms share a four-piece bathroom and there is another threepiece bathroom.

Professionally finished, the basement features a recreation room with a broadloom floor and a threepiece bathroom.

The backyard has garden beds, shrubbery, plenty of green space and a salt water in-ground pool and change room.
