- ALLISON HARNESS

Location: 375 King St. W., Unit 907, King St. W. and Spadina Ave. Asking price: $1,200,000 Size: more than 1,400 square feet Parking: one owned underground space, one owned locker Maintenance fees: $1,022.23 per month Taxes: $7,285 (2016) Bedrooms: 2 plus 1 Bathrooms: 3 In the heart of Toronto’s trendy downtown Entertainment District, this corner suite features two levels, a main-floor outdoor terrace and a second-floor balcony off the master bedroom, for a combined outdoor living space of more than1,100 square feet.

“My wife Janelle and I have lived here for nearly five years after buying directly from the builder,” says homeowner Richard McCormick.

The unit, he adds, has been the perfect compromise between house and condo, as its size offers the spaciousness of a house without having to give up the amenities and low maintenance of condo living.

“The separation of the unit into two levels has enhanced the privacy of our home, and the huge terrace is bigger than our previous apartment,” McCormick says.

“Everyone that comes over immediately comments on how unbelievable it is that we have so much outdoor entertaining space right in King West . . . it’s the ultimate in convenience. Being able to walk everywhere, for whatever we need — we’ve never lacked access to things such as groceries, shopping, sporting events or concerts. And having the PATH a few minutes away means the convenience doesn’t stop in winter.”

The unit is in a building known as M5V Condos. Construction on the 35-storey modern structure finished about five years ago, and it’s now complete with many amenities, such as a concierge, guests suites, visitor parking, a courtyard, a billiards room, a yoga/dance studio, a party/ meeting room, an equipped exercise room and a common outdoor terrace. The building’s lobby has recently been renovated to give it a more upscale feel befitting of the neighbourhood.

Listing agent Al Daimee deems this condo, which is flooded with natural light, a great alternative to buying a house in the city.

“What makes this space unique is that although it is a condo in a highrise building, it resembles a townhome,” he says.

“The terrace’s natural gas hook-up enables the installation of a full out- door kitchen, with plenty of space left over for dining and lounging areas.”

About $52,000 have been spent on upgrades to the unit, which includes white oak stonewashed hardwood floors throughout, Daimee adds.

The suite opens up to the mainfloor foyer, with a sliding-door double closet. Adjacent to the foyer is a large storage space and stairs with a steel rail that lead to the second floor. The powder room features a slate floor and a pedestal sink.

Open concept, the combined living and dining rooms contain two sliding glass-door walkouts to the terrace and two walls of floor-to-ceiling windows. They also have contemporary light fixtures and wide concrete posts.

The living room overlooks the kitchen, where highlights include track lights, a double sink, granite counters, a large window, subway-tile backsplash, a large breakfast bar/ island with steel bar stools and builtin high-end stainless-steel appliances. A built-in double-sided book shelf separates the dining room from the den, which could easily serve as a small home office.

On the second floor, the large master bedroom is outfitted with floorto-ceiling windows, thick concrete posts, a sliding glass-door walkout to a wrap-around balcony, and a spacious walk-in closet with closet organizers and a window.

The master bedroom five-piece ensuite contains a slate floor, marble counters, double vanity sinks, a separate shower stall and separate tub.

The second bedroom features a built-in closet, a thick concrete post and floor-to-ceiling windows. There is a three-piece bathroom with a glass-enclosed shower stall for this bedroom.

The suite’s private main-floor terrace wraps around this unit. It is both wide and long, with a concrete block floor and glass rail. It can fit several dining areas and several lounge areas, and provides views of the city.
