ALLISON HARNESS SPECIAL TO THE STAR

ENTERTAINMENT DISTRICT Location: 25 Oxley St., Unit 1106, Adelaide Street W. and Spadina Avenue

Asking price: $1,295,000 Size: about 970 sq. ft. Parking: one owned underground space, one exclusive locker

Maintenance fees: $574.13 per month Taxes: $3,619 (2020) Bedrooms: 2 Bathrooms: 2 This recently remodelled twobedroom condo suite in a midrise building comes with a 220-square-foot balcony that includes a gas barbecue hookup.

“We focused our reno around adding Wolf and SubZero appliances and to turn the spare bedroom and bathroom into a separate guest suite,” homeowner Isabella Kirkpatrick said. “Our designer went to work creating a space centred around custom walnut millwork and muchneeded lighting. The six-foot centre island was changed to eleven feet, and we added plumbing.

“Including the custom china cabinet in what was previously unused space, we have tripled our storage space and created proper cooking, leisure and sleeping zones rather than one poorly functioning space,” said Kirkpatrick.

“Nearly everything has been custom- and handcrafted, including the brass shelves and tile backsplash. All of the doors and hardware were replaced, the unfinished ceilings and walls were given proper finishes, and the windows, running floor-to-ceiling and wall-towall, were given custom, hidden tract drapery systems, including a remote controlled Lutron drapery track in the living area,” Kirkpatrick added.

“We fell in love with the neighbourhood and we particularly enjoyed walking to St. Lawrence Market, Kensington

Market or Chinatown to shop for that night’s dinner when we were not in the mood to cook,” continued Stuart Kirkpatrick. “We rarely use our car as two major streetcar routes are steps away.”

The home is steps to public transit and to many restaurants, shops, cafes, bars, and theatres, including TIFF Bell Lightbox.

The suite “is a perfect pied-aterre for someone who lives outside of the GTA and wants a downtown residence for access to the Financial or Entertainment Districts. The attention to detail in this designer suite is incredible. It is a bit of a Great

Gatsby lifestyle, but on a small scale,” said listing agent Christian Vermast.

The suite’s foyer features a hardwood floor and a double closet, with room enough for a bench.

The living room showcases hardwood flooring, pot lights, a Venetian-style plaster ceiling and wall, a built-in credenza with room for a TV, and a sliding-glass door walkout to the balcony with a transom window plus a floor-to-ceiling window. As well, the living room has a built-in walnut wall unit with a desk, dry bar, bookshelves and cabinetry.

Highlights of the kitchen include a long island and fourseater breakfast bar with marble counter, four pendant lights above and an integrated sink. Other kitchen features are a custom, ceramic-tile backsplash with built-in brass and glass shelves, built-in appliances, hardwood floor, and walnutpanelled walls — one with a display shelf. There is also another built-in china cabinet.

The master has a walnut entry door with hidden hinges, hardwood floor, pot lights, a wall of windows, a Venetian-style plaster wall, four-sets of double mirrored closets and a fourpiece ensuite with a ceramictile floor and a soaker tub. The second bedroom has a walnut sliding door, hardwood floor, pot lights, a Venetianstyle plaster wall and a floor-toceiling window.

There is another four-piece bathroom with a laundry area.

The terrace stretches the width of the unit and features wood flooring, built-in concrete planters, a partial glass rail and a barbecue hook up.
