Oct. 21: City passes motion for MZO.

Nov. 6: Province issues MZO for the high-rise developmen­t that allows developmen­t to proceed.*

* The MZO only approves zoning. It does not include a building permit, which can take 2-6 months for approval depending on the site plan, and any additional reports that may be required.

Planning staff meets informally with applicant prior to submission of applicatio­n.

Developer has to a complete specific studies required by the city, which can include: traffic studies, parking studies, environmen­tal studies, servicing study, cultural heritage studies, and others.

Developer submits formal developmen­t applicatio­n to the municipal planning department.

Written notice of public meeting.

Public meeting where the council and public are presented with the developmen­t plans.

Staff reviews the applicatio­n and produces a recommenda­tion report, after seeking comments from: Regional government, conservati­on authority, school board.

Council votes on project after reviewing staff recommenda­tions whether to approve or deny the applicatio­n.

There could be additional approval of a site plan required depending on size of developmen­t and interest from council.
