A ground-level condo with appeal

Neighbourhood Davenport Village X-factor The ground level aspect of unit 55 at 50 Turntable Cres. gives homeowners an alternative to the hustling bustle of a condo building, while still being relatively close to downtown, said the Star’s real estate expert Othneil Litchmore.

And the fact the home is not in a traditional condo building makes it that much more appealing for firsttime homebuyers, he added.

Carolina Banuelos, the listing agent, agreed that the home would be ideal for any first-time buyers.

“The numbers just make sense,” she said.

This condo townhome offers two bedrooms and one bath at just over 900 square feet, with underground parking, a walk-in ensuite closet, heated kitchen floors and newer appliances.

When you first walk in through the front foyer, you’ll enter an open space with a staircase in front and a versatile space to the left — which is currently used as a living room, with a couch and TV.

Right beside the stairs is an entry way to the kitchen, which has newer stainless steel appliances and an opening above the sink, connecting the kitchen to the living room.

Past the kitchen is a laundry room, which has ample storage as well.

The upstairs has a large primary bedroom with a walk-in closet, a secondary bedroom that is currently being used as an office, and a shared full bathroom.

“It’s still relatively new with nice finishes,” Litchmore said.

The home is nestled right inside Davenport Village.

“The community of Davenport Village is 17 years old,” Banuelos said.

“Not so young that square footage has been hacked away to save developer costs, and not too old that a The condo townhome’s front door is private and down from street level. Listing agent Carolina Banuelos says the home would be ideal for first-time buyers.

homeowner would be concerned about costly repairs that may drain the reserve fund.”

Is it fairly priced?

The condo townhome is listed for $729,000.

In the February report from the Toronto Regional Real Estate Board, the average price of a condo in Toronto was $726,608.

Litchmore believes the property is listed at its actual value and said it should be able to sell at the current price or very close to it within 98 or 99 per cent of the asking price.

He also confirmed a similar property at 25 Turntable Crescent sold this year at just over $720,000, but it was a bit smaller, though had one more washroom.

“With the spring market heating up, and buyers coming off the fence, no doubt this property will hold strong at its asking price and sell soon,” Banuelos told the Star.
