Experts say neighbourhood is this home’s No. 1 selling point

“A lot of people, they’re specifically aiming to get a home in Brooklin,” he said.
Tanya Tierney, the listing agent, agreed that it’s a great neighbourhood.
20 Chiswick Ave. is a linked twostorey, 2,021-square foot above grade home in Brooklin, a community in north Whitby.
A linked home in this particular neighbourhood is when the foundation of each home is connected, though it technically falls under the detached category of homes, Litchmore said.
He clarified that there are different styles and that linked doesn’t mean the basement walls are connected, but that there is likely a concrete slab that goes across the bottom of the homes.
This house offers four bedrooms, three bathrooms, an unfinished basement and a garage.
Walking through the front foyer, a prospective buyer would see a kitchen to the right, which has stainless steel appliances, a breakfast bar and a garden door walkout to the backyard.
The kitchen is just past the laundry room, which has a Whirlpool Cabrio Platinum washer and dryer.
Also on the main floor are the dining, living and powder rooms.
The carpet may be a turn off for some buyers but with the home being relatively new, it’s almost like buying it from the builder, Litchmore said.
There are also California shutters throughout the home, Tierney said.
Litchmore said that a four-bedroom home like this one at this price is rare to find, adding that many other homes within that price range would often have a den instead of a fourth bedroom.
The primary bedroom has a space large enough to fit a king sized bed with two night stands and two dressers. It also offers a walk-in closet and full ensuite bathroom with a soaker tub.
A typical buyer for this place is likely a family that is looking for their first home, Litchmore said.
“Maybe a young couple, with some kids.”
Is it listed at its value?
The home is “priced to sell,” Tierney said.
She added that there was a similar property on the same street that recently sold for around the same price, although that was a three bedroom.
Litchmore thinks that 20 Chiswick Ave. can sell for around $1,070,000 because of the added value that the fourth bedroom brings.
The average price of a detached home in the GTA last month was $1,421,377, according to the Toronto Regional Real Estate Board’s April report.
How’s the neighbourhood?
Brooklin is a bit secluded to some extent while still offering modern, relatively new real estate, Litchmore said.
“It’s a combination of small town charm with newer homes.”
Litchmore added that even though there are some cheaper options closer to Toronto, the attractive element here is more about getting to live in close-knit community of Brooklin.
