The big sell: This two-storey house was built in 1922 and its interior retains much of the original detailing, including in-laid hardwood floors. It attracted 11 offers and sold within two weeks for $700,000 over the listed price. The reason? The property is in downtown Vancouver’s West End, where single-family homes on full-sized lots rarely come up. The 33-by-131-foot property has a zoning designation of RM-5, which allows up to 1.5 FSR (floor space ratio) and favours the retention of the original home with infill permitted in the back. For this lot size, that equates to 6,484 square feet of living space. The house has a well laid-out floor plan, with two bedrooms plus the living space on the main floor, a onebedroom suite on the top floor and a one-bedroom suite in the basement, along with the laundry. The yard is fenced and has a number of trees and bushes, and there is open parking for four cars at the rear with access via the alley.

It features nine-foot ceilings and windows on the east and south sides, new engineered hardwood floors throughout and an updated bathroom.
