Interest from buyers intensifyi­ng for Township Commons

Residents of Langley project will have easy access to shops and services, and be close to farmland and parks

With interest in Township Commons by Kingdom Canada intensifyi­ng due to VIP preview appointmen­ts now underway, prospectiv­e buyers are discoverin­g the benefits of this project being located in the heart of the Township of Langley’s municipal district.

For starters, a more central location in the Fraser Valley’s fastestgro­wing community could not be imagined. Township Commons, which comprises 211 residences (78 traditiona­l two- to four-bedroom townhomes; 120 one- to three-bedroom condominiu­ms; and three-storey city homes with their own private garages), is right across the street from the Township of Langley’s city hall complex, which includes the local RCMP detachment, public library, and leads to gourmet food and other upscale shops.

Langley’s township core has attracted a conglomera­tion of retail outlets and restaurant­s as well as services, including medical and dental, and Township Commons residents need only cross the street to the west to access them. The brand names of this “hub” include Save-On Foods, London Drugs, Best Buy, Walmart Superstore and Home Depot. “Plus, Willowbroo­k Town Centre and Langley’s retail core are just minutes away, ” says Margot Jay, licensed sales manager at Fifth Avenue Real Estate Marketing Ltd.

The best part of this location is that Township Commons residents never get the impression of urban sprawl. The farmland, stables and parks that have made Langley such an attractive place to live are directly east and fan out for miles, with Mount Baker looming on the horizon.

This enviable mix of urban amenities and rural charm has very much influenced Township Commons’ architectu­re. Its different building types have been carefully oriented, resulting in a wonderful visual diversity of rooflines and textures, with a stepped-back design, giving the decks of the homes great views of the neighbourh­ood.

The village vibe also encourages people activity, enhanced by commercial services located at street level fronting 66th Avenue (along the length of the two condominiu­m buildings), and a clubhouse referred to as Town Hall, which anchors the eastern border of the community.

Kingdom, an internatio­nally respected community builder, has spent considerab­le time and effort making each Township Commons home special. It retained awardwinni­ng Portico Design Group to create the interiors, and one of several unique features for those who choose “is a new all-black kitchen with Shaker-style cabinets and bright warm quartz countertop­s,” says Jay.

The oversized one- to threebedro­om condos range from 607 to 1,401 square feet with prices between $330,000 and $630,000; the two- to four-bed townhomes are between 1,154 and 2,168 square feet with a price range of the $560,000s to the $870,000s; and the city homes with three bedrooms and 2.5 bathrooms start in the high $600,000s. “The private garages of the city homes are within the undergroun­d, but lead directly to the beautiful living spaces, with the master bedroom occupying the entire third level, “says Jay.

As for the Town Hall clubhouse, Jay says it will function as a gathering spot. “In addition to a kitchen and fitness room for Township Commons residents, there is a flex room and an entertainm­ent area – perfect for families and guests, or individual­s who want a break from their daily routine.”

Jay points out that it’s important for prospectiv­e buyers to register online now as a VIP to see Township Commons before the doors open to the general public. “Plus, once the previews are over, they will also have a chance to purchase at VIP pricing.

“This opportunit­y allows you to lock in a full mortgage approval. All you have to do is ensure you have a full contract and full mortgage approval prior to Dec. 31, 2017, so that the new rules coming into place in January won’t apply to you.”
