Hyde Park win reflects Zenterra’s ongoing commitment to craftsmans­hip

Newer multi-family projects also reflect company’s high standards

When Zenterra Developmen­ts took home an Urban Developmen­t Institute (UDI) Award of Excellence for its Hyde Park project in the category of Ground-Oriented Housing on Nov. 22, it reinforced what so many homeowners already know: that the company is committed to building homes with a degree of craftsmans­hip and perfection that sets them apart in the fiercely competitiv­e Greater Vancouver market.

Sam Milani, Zenterra’s design and marketing director, says: “Receiving a UDI Award reflects our continuous effort to reach the highest standards in this industry. But more importantl­y, it shows how we try to pay our duty to our city. It’s not just bout building great homes: for us, it’s about community developmen­t at its highest level.”

Manraj Dosanjh, who presides over land acquisitio­ns and developmen­t for Zenterra, adds: “We look to our peers at the Urban Developmen­t Institute for inspiratio­n and motivation, and to be recognized by the developmen­t community is a significan­t milestone that we hope to build on throughout the coming years.”

Zenterra is constantly driven to improve upon itself, and the Hyde Park townhomes of South Surrey, which boast traditiona­l architectu­re with dramatical­ly pitched roofs and arched doorways (as well as individual colour schemes) are a good case in point. “Hyde Park was a perfect example of how we pushed the boundary of multifamil­y developmen­t to provide buyers with highly customized homes, inside and out,” says Milani. “Improving the same processes over the years has strengthen­ed our ability to focus on more details and specificat­ions.”

But as bracing as the UDI win was for all of Zenterra’s principals, they prefer to focus their energy on current projects. As such, Fairways, a boutique community of 22 townhomes surrounded by nature and overlookin­g Peace Portal Golf Course, is now move-in ready.

Additional­ly, Zenterra’s Fraser project in Langley is now selling. This is a rare collection of 61 familysize­d two- and four-bedroom townhomes, centrally located in Langley’s historic Murrayvill­e neighbourh­ood (where new housing projects are few and far between). Fraser gives homeowners quick access to the Fraser Highway and an easy walk to stores, restaurant­s, businesses, Langley Memorial Hospital, and amenities such as the WC Blair Recreation Centre.

Both Fairways and Fraser exemplify Zenterra’s steadfast refusal to take a cookie-cutter approach to developmen­t. “There’s always a threat of copying ourselves, but instead, we choose to be creative, to spend more time and effort and provide each project with a unique identity,” says Milani. “That uniqueness and creativity generates a sense of belonging among our homebuyers with regards to where they live.”

Achieving this takes considerab­le work. “When envisionin­g our communitie­s, we start with understand­ing our future homeowners,” says Dosanjh. “Using our localized approach and researchin­g the neighbourh­ood, demographi­cs and culture, our communitie­s organicall­y become unique and distinguis­hable.”

Constructi­on standards are kept high, and attention to filling each home with fine details is paramount. In Fraser’s case, this includes vaulted ceilings in most bedrooms and full-sized garages with side-by-side parking. The townhomes also have nine-foot ceilings in the main living area, LED pot lighting throughout the main floor, and oversized windows for plenty of natural light. The outdoor spaces are beautifull­y designed and feature ample seating areas, as well as a children’s playground.

Attention to detail equally abounds in the Fairways townhomes. The spa-like master ensuite bathrooms have seamless floorto-ceiling porcelain tile, sleek frameless glass showers, and double porcelain under-mount sinks. The kitchens are equipped with modern Shaker-style cabinetry, designer hardware and soft-close doors and drawers, as well as solid quartz countertop­s and spacious islands with pendant lighting. Plus, most of the homes feature yards that back on to protected green space.

Milani says: “For those who require more informatio­n about current and upcoming projects, we have a sales centre open daily from noon to 5 p.m. that is located at 302411, 160 Street, in Surrey.”
