Mosaic Homes' Town & Centre sees high demand
`It's all here': Units offer well-connected location in Coquitlam Town Centre
Town & Centre, a new residential project in Coquitlam Town Centre by developer Mosaic Homes, has hit a sweet spot for homebuyers.
The first of two towers in the mixed-use development on Westwood Street went to market in January, and 75 per cent of the homes were snapped up in the first month.
Each 30-storey tower will feature commercial space on the ground floor, followed by four levels of parking. Residences begin on the fifth level, which will also include indoor/outdoor amenity space and a dog park. The first building will have 220 strata suites and 70 rental units.
Geoff Dukyer, Mosaic's senior vice-president of marketing, attributes the demand in Town & Centre to exactly four things. Like most good real estate ventures, the first thing is the development's stellar location.
“The city centre in Coquitlam is established and well connected. It's serviced by Lincoln Station on the Skytrain Evergreen Line; it has the West Coast Express and easy access to downtown Vancouver. Here are great local schools, like Douglas College. The Traboulay Trail and Coquitlam Crunch — it's all here,” he says.
The second is the opportunity presented by the massive transformation of Coquitlam Town Centre approved by city council in 2020. The goal is to turn the area into a vibrant downtown surrounded by family-friendly neighbourhoods.

my colleague likes to say, it will be unrecognizable,” he says. “We are basically on the forefront of it, bringing more than 550 new homes and commercial space to one of Metro Vancouver's most sought-after communities.”
Next to the exceedingly well-connected location and positive neighbourhood transformation is Mosaic's buyer-conscious home offering. Dukyer says the two-bedroom, two-bathroom floor plans are efficient and offer good functionality.
Dukyer is proud of the two-bedroom units, which range from 600 square feet to 678 sq. ft. Compact, but in a smart way. Mosaic felt the need to create floor plans that deliver the functionality that buyers want in a smaller size.
An example of Mosaic's creativity is their proprietary Flexi Form closet/storage system that gives homeowners more flexibility in placing bedroom furniture. As a rule, the closet dictates where the bed has to go in the room, and generally, that's the middle of a wall. To make more usable space in the room for a desk or play area, people shove the bed into a corner. Flexi Form is a closet system that doesn't dictate where the bed has to go or even the size of bed they can have.
“We've also designed an amazing, one-bed floor plan, new to market, that we're super excited about. We've reconfigured how the home lives to ensure a great, a very efficient plan with exceptionally good living, kitchen, dining, and bedroom space,” he says.
Mosaic's 24-year reputation as a local homebuilder is Dukyer's fourth reason why Town & Centre has drawn attention.
“We've built thousands of homes in the Tri-cities. We know the community, and they know us. We're going to continue that tradition of great communities in this area,” he says.
Based on early sales in 2024, Dukyer believes the second building will launch by year's end.
