Residential building planned at former Early Years site in Cambridge
The proposed building would have 104 units, both one- and two-bedroom apartments
The former site of the Early Years Centre at 149 Ainslie St. N. could be evolving.
The city has received an application to demolish the existing twostorey office building and construct an eight-storey residential building.
“The plans look good,” said Ward 4 Coun. Jan Liggett.
“There seems to be a number of items in them that are needed in the core. I will wait until the plan is presented and we have answers to any question we may have.”
The building would have 104 units, both one- and two-bedroom apartments.
The first two storeys of the proposed building would contain 104 structured parking spots, since the proposed development would take up the existing surface parking lot on the property. The site is also on a floodplain, which prevents groundfloor residential units.
The building would have two amenity areas.
One rooftop amenity space would be above the parking area, which will front Ainslie Street. A second amenity area is proposed that would face Market Street on top of the sixth storey, as the seventh and eighth storeys will be stepped back in the northeast corner.
Outside the building, there would be a wide pedestrian promenade and courtyard surrounding the main pedestrian access.
The proposal includes requests for many site-specific bylaw amendments, including increasing the maximum density per hectare and floor space index, as well as reduced front, rear and side yard requirements. Also, there’s a request to reduce the amenity area per unit, the landscape area and loading area spaces.
A statutory public meeting on the development is scheduled for June 28.
