The homes we are building start at $314,000 – an incredible value for everything the buyers are getting. We are actually below the average selling price in the city.”

When Caster and Zlotnik found the property located off Tecumseh Road East and between Norman Road and Westminste­r Boulevard, they realized it was ideal for freehold multi-unit homes. After securing the land, they establishe­d Ethan Court, a new road dividing the property and ending in a cul de sac. Seventy ranchstyle townhomes with attached garages will line both sides of the street.

“Our first residents moved into Cierra Meadows this May,” Zlotnik says. “Homebuyers are younger couples, small families and snowbirds. Many more will take possession this summer, and into the fall.”

Zlotnik, who developed properties for many years, handled the zoning, infrastruc­ture, flood protection and other property details. The constructi­on is being done by Caster Group/caster Custom Homes.

“Dan is a noted high-end home builder who does not compromise on quality. He showed me that instead of putting in low-end windows or cabinetry or roof shingles, we can give our homeowners quality products that last,” Zlotnik says.

“For instance, kitchen and bathroom cabinetry made with particle boxes and faced with wooden doors look great for awhile, but they are flimsy. Our townhomes have solid wooden boxes and fronts for all cabinetry, with soft close operation.”

“Our shingles are superior. The hot water tanks are higher quality for greater energy savings. We are using the same high quality vinyl windows that are being installed in multi-million dollar homes in Essex County right now, even the garage doors are insulated with windows, ” Zlotnik says.

“I think people can sense the quality when they walk through our model home. They are stunned by the design and finishes. Cierra Meadows certainly delivers the wow factor.” The model is located at 1941 Ethan Court.

Homebuyers can choose from several different townhome designs, starting at 1,040 square feet on the main floor, plus an unfinished basement. Zlotnik observes the floor plans reflect the trend “to build smaller with better quality,” in response to many people’s desire to live more simply yet with significan­t style.

Each unit features an open concept layout on the main floor with a great room, dinette area and kitchen with a peninsula and granite countertop­s. Also on the main floor are the laundry room, master bedroom with en suite bathroom and walk-in closet, a second bedroom or den and an additional four-piece bathroom. Ceilings nine and 10 feet high bring a sense of spaciousne­ss.

The full, unfinished basement can be laid out and completed to suit the homeowners tastes.

Cierra Meadows’ architectu­ral designed exteriors are harmonious, with charcoal grey siding accented with grey stone. Crisp white trim and doors complement the sophistica­ted palette.

Homebuyers can have peace of mind, knowing a modern flood protection system is in place for Cierra Meadows. “Rather than putting in a retention pond,” Zlotnik explains.

“We built a low-impact, state of the art storm retention system, placing big water management system chambers undergroun­d in the adjacent park. It has a huge capacity to hold Cierra’s storm water, diverting it from the city’s storm sewers. After the flood risk is over, the chambers release the water into the sewers and are ready for the next big storm event. This $1.5 million system was co-funded by the City so the cost isn’t pushed onto homebuyers.”

As a freehold community, surrounded by a white vinyl cladded privacy fence, Cierra Meadows is not a condominiu­m. Homeowners belong to their own associatio­n and pay $55 per month for lawnmowing and snow removal services.

Another great added feature is that, Cierra Meadows Townhome Community in East Windsor is near a park, grocery stores, a walk-in medical clinic and other amenities. All within walking distance.
