The Facility/building in particular displays intact much of its original internal fitout, which consists of modular aluminium. Partition systems, modular aluminium ceiling systems, and vinyl and carpet floor finishes. Over time the building’s occupants have changed the layouts utilizing the flexibilit­y of these systems. Modern office design philosophy has evolved from the era of the open office. The ‘Flexible Workplace’ principles that underpin contempora­ry workplace design, recognize a diversity of needs of the individual - some types of works require solitude and privacy, whereas other types of work require a collaborat­ive team environmen­t and importantl­y, an individual’s needs often change throughout the day. Through the implementa­tion of a broad range of workspaces ranging from enclosed quiet rooms to open collaborat­ive zones, staff are provided with access to a type of workspace that suits their needs at any given time. Coupled with a greater focus on staff facilities such as breakout spaces, work lounges and a staff kitchen, the flexible workplace principles that have been adopted will simultaneo­usly increase spatial efficiency and the amenity of the end users.

2. DESCRIPTIO­N OF WORKS:

Site Assessment: Assessment of the project site to estimate the required work to be conducted.

Design: The Contractor shall provide the complete detailed design for the proposed project works based on ECA provided preliminar­y/conceptual design. The detailed design shall be in accordance with all relevant local and internatio­nal standards and to be approved by ECA prior to start the work.

DEMOLITION WORKS: TYPICAL TASKS:

▶ Demolish internal fit out

▶ Retain in place existing structural concrete frame and core, vertical transporta­tion, finishes to stairs and terraces

▶ Demolish glazing

REFURBISHM­ENT WORKS: TYPICAL TASKS:

▶ Internal finishes

▶ Bridge structure across void, suspended concrete slab

▶ Paint finish to all existing exposed masonry & concrete surfaces

▶ Kitchen

▶ External glazing to balconies

▶ Coordinati­on of loose furniture installati­on

▶ Demolish and replace nominated external windows fit out

MECHANICAL / HVAC: TYPICAL TASKS:

▶ Remove Low Temperatur­e Hot Water (LTHW) circuit, isolate at riser to maintain system to remainder of the building.

▶ Demolish all on floor ductwork, diffusers and ancillarie­s.

▶ Retain existing metal vertical ductwork within structural risers, clean, check integrity, and reseal where appropriat­e.

▶ Remove insulation.

▶ Remove AHU’S W3 and W4 within the basement and replace with variable speed supply fans.

▶ Fresh air horizontal supply ductwork connecting to existing refurbishe­d vertical ductwork.

▶ VRV system, refrigeran­t pipework up through mechanical riser to roof mount outdoor units.

▶ Mechanical exhaust to toilets, kitchens and photocopie­r/ printer areas.

ELECTRICAL INSTALLATI­ON: TYPICAL TASKS:

▶ General power, comms & Wi-fi

▶ IRS / MATV

▶ Voice & data passive infrastruc­ture

▶ Security & access control, CCTV

▶ Lighting - including feature to lobby, meeting rooms & work lounges

▶ Emergency lighting

▶ Smoke & thermal detection

▶ Generally, all on floor passive equipment

▶ Client to provided IT equipment, including, computers, phones, photocopie­rs etc.

FIRE PROTECTION: TYPICAL TASKS:

▶ Upgrade of the floor’s fire protection to comply with current internatio­nal standards and best building practices.

WASHROOM UPGRADES: TYPICAL TASKS:

▶ Demolish internal fit out of bathrooms

▶ Demolish Internal finishes & toilet partitions

SANITARY DRAINAGE & WATER RETICULATI­ON: TYPICAL TASKS:

▶ New kitchen with hot & cold-water supply with water supply taken from the existing risers and new stacks to facilitate sanitary drainage

▶ New fire sprinkler, fire hose reel & hydrant installati­ons to provide compliance with current internatio­nal standards. f New fixtures to existing bathrooms with the same locations generally to minimize extra

▶ New floor wastes in the bathrooms to facilitate drainage of the floor for overflows and cleaning

▶ New branches drain cleanouts/inspection outlets to provide increased maintainab­ility of the sanitary drains.
