THINGS TO KNOW BEFORE MOVING INTO CLEARWATER BAY
Heavy traffic congestion
Almost all traffic going from Sai Kung into the city has to go through Choi Hung interchange, causing congestion in the surrounding area during rush hour. In addition, with On Tat Estate and On Tai Estate opening in the past few years, the newly-added bus and minibus routes have worsened the problem.
Village houses with gardens or rooftops
When buying village houses with a garden or a rooftop, make sure to find out whether they are included in the agreement, and if so, how much of the area. If the garden is under government short-term tenancy, on top of rental costs, its right of usage may even be reclaimed by the government. It's important for buyers to ask the agency or the current owner about the specifics before making a purchase.
Frequent burglaries
The downside of Clearwater Bay's beautiful living environment is that its wealthy residents are prime targets for burglars. In a recent case, a luxury home in Royal Castle was broken into by a burglar this February. Luckily, the criminal was caught and arrested.
School net
Clearwater Bay's primary school net is No. 95, which includes Tseung Kwan O Catholic Primary School, Christian and Missionary Alliance Sun Kei Primary School, and St. Andrew's Catholic Primary School. Its secondary school net belongs to the Sai Kung District, which includes King Ling College, The Hong Kong Chinese Christian Churches Union Logos Academy, HKCCCU Logos Academy, and Christian and Missionary Alliance Sun Kei Secondary School. The district also has Hong Kong University of Science and Technology, as well as private and international schools including ESF Clearwater Bay School, Hong Kong Adventist Academy, Hong Kong Academy, a Woodland International School campus, and French International School.
