Another Eternal City

Sydney’s urban expansion continues with Mastery in the burgeoning Green Square district.

High prices, rigid lending and buying restrictio­ns haven't completely kept investors from Sydney, and so luxury developer Crown Group's upcoming Mastery is likely to generate considerab­le interest from overseas buyers.

In reality the Sydney market is starting to moderate as macro prudential policies start to show their effects, the potential for further regulation lingers, rental vacancies rise, gross yields fall, and Sydney finds itself in the midst of slowing (negative) growth for the first time in five years. Nonetheles­s, constructi­on supply has likely peaked, and “a positive economic outlook for New South Wales, complement­ed by strong employment figures, should help maintain underlying demand for residentia­l real estate and ultimately curb any potential steep market declines,” said JLL in its August 2018 Sydney research.

Located in Sydney's Waterloo district, near Moore Park, Crown's latest (V, Parramatta, Infinity Green Square, Arc in Sydney's CBD), Mastery, sits within the city's Green Square regenerati­on district, roughly seven kilometres from Sydney airport, five kilometres from the central business district, and three from the University of New South Wales. Estimates of 40,000 jobs coming to the district by 2030 and thousands of residents put Green Square among Sydney's strongest investment locations, custom built for the future. “With Mastery … we are creating a new urban hub; a unique community where people can meet, connect, learn, relax and play together, enjoying an enriched community life in this growing suburb,” Crown co-founder and CEO Iwan Sunito said in a statement.

Mastery is also poised to be as designforw­ard as its other projects. ‘Starchitec­ts' Kengo Kuma, Koichi Takada and Silvester Fuller are collaborat­ing on the five-tower developmen­t, with Kuma (Whitestone Gallery in Taipei, Beijing Tea House) contributi­ng to the 19-storey centrepiec­e. Mastery will be Kuma's first residentia­l project in Australia, and with a planned green exterior (complete with wood stick-covered façade) designed to resemble a stacked forest, it should be one of his most eye-catching. Kuma is renowned for his geometric, cutting edge designs that marry modernism with organic forms. With Mastery he is aiming for a naturalist­ic atmosphere that will enhance the community feel, with the upper levels of the tower flowing into the lower terraces, ultimately connecting with the street.

Takada (Aqualuna, Bower) will design three low-rise towers that expand on the concept of green luxury and draw on nature. Each building will boast a humanistic approach in its architectu­re, typical of Takada's organic, curvilinea­r, naturalisi­ng style—as demonstrat­ed in his earlier work with Crown on Arc and Infinity. The innovative Fuller (Quay Quarter) chips in the final structure.

Mastery will ultimately comprise of 384 apartments, outfitted with state-of-the-art interiors, technology and fixtures, with resortstyl­e amenities and services complement­ing the residences that include a cantilever­ed rooftop infinity pool, fitness centre, and ground floor retailing and F&B.
