La Cresta
Located on 37 Lai Ping Road in Kau To Shan, La Cresta was developed by HKR International and Nan Fung Group. With the theme of green living space, it offers 61 units including 13 townhouses, one duplex with a garden and 47 apartments. The saleable area of townhouses ranges from 2,126 to 3,591 square feet, while the apartments have saleable areas between 1,554 and 2,840 square feet. Four apartments were auctioned off at a combined price of HK$214 million recently, making the average per-square-foot price HK$26,975.
The Palazzo
Completed in 2008, The Palazzo is a co-developed by Sino Land and the MTR Group. Located on 28 Lok King Street in Fo Tan, it consists of 10 blocks with a total of 1,375 units, most of which are two- to four-bedroom flats with saleable areas ranging from 495 to 1,845 square feet. A low-level B unit in Block 9, with a saleable area of 1,411 square feet, was recently leased out at HK$50,000 per month or HK$35 per month per square foot.
City One
The largest residential project in Sha Tin, City One got its name because it is situated on Lot 1, Sha Tin Town. It was co-developed by Henderson Land Development, New World Development, Sun Hung Kai Properties and Cheung Kong Holdings and has 52 blocks with a combined 10,642 units, over half of which are two-bedroom flats. A mid-level A unit in Block 37, Phase 4, with a saleable area of 284 square feet, was recently sold for HK$5.9 million or HK$20,775 per square foot.
Shatin Park
Located on 8-12 Sha Kok Street, this Chinachem project comprises of eight blocks and was developed in three stages. A total of 1,236 units were made available between 1984 and 1985. The estate offers small one- and twobedroom flats, with saleable areas between 268 and 353 square feet. A lowlevel G unit in Artland Garden (Block B), with a saleable area of 265 square feet, was leased out at the monthly rate of HK$1,2000 or HK$45 per square foot per month.
