Telford Gardens
Located at 33 Wai Yip Street, above the Kowloon Bay MTR station, this large housing estate was co-developed by the MTR Group, Hopewell Holdings Limited and Hang Lung Properties, completed in two phases in 1980 and 1982. The project doesn't have a clubhouse and is known for its high efficiency ratio. Its 21 blocks provide a total of 4,991 units, most of which are two- and three-bedroom suites with saleable areas between 418 and 672 square feet. A low-level unit in Block U, with a saleable area of 527 square feet, was recently sold for HK$8.5 million or HK$16,129 per square foot.

The estate has a shopping mall and 19 blocks with a combined 4,897 residential units. Most of them are two-bedrooms with construction areas ranging from 371 to 607 square feet. A unit in Block S, Phase 3B, with a saleable area of 460 square feet, was recently sold for HK$7.3 million or HK$15,870 per square foot.

A mid-level unit in Block D, with a saleable area of 282 square feet, was recently sold for HK$4.62 million or HK$16,383 per square foot.
